Summary
The Controller is responsible for oversight of all accounting functions handled by the property accounting team as well as supervision of direct reports: Assistant Controllers, Part Time Remote Accountant, and Accounting Assistant. The Controller reports directly to the Vice President of Finance and is a member of the NHE Senior Management Team.



I.  ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Supervise and support direct reports: Assistant Controllers, Part Time Remote Accountant, and Accounting Assistant positions in meeting deadlines. Also supports other members of the accounting team as needed.
  • Review transactions of new property acquisitions and sales to ensure entries are properly recorded.
  • Maintenance of Chart of Accounts in Yardi. Maintain statement formats and account trees. Develop and maintain custom reports. Resolve and troubleshoot Yardi issues.
  • Work with owners’ representatives to ensure accounting team is handling all tasks timely and accurately.
  • Responsible for opening and closing bank accounts as needed.
  • Review monthly financials for accuracy and send out Owners Packages by the deadline.
  • Prepare distribution file for discussion with owners and ensures paid once approved.
  • Ensure 1099’s are prepared by the deadline.
  • Coordination of property audits to include ensuring accounting team is provided necessary documentation to the audit firm, engagement, and representation letters, reviewing audited financial statements and Corrective Action drafts, consulting with auditors prior to finalizing audits.
  • Coordinate and review property tax returns.
  • Prepares and submits Contract Renewals and Rent Increase Packages.
  • Additional help may be needed at the end of the year due to additional annual responsibilities.
  • Ability to work with little direction maintaining confidentiality and professionalism.
  • Develop and Implement Policies and Procedures. Initiate Process Improvements to streamline duties.
  • Support and assist site personnel and others as needed.
  • Training team or site personnel as needed.
  • Other duties may be assigned and/or perform other duties on an as needed basis.



II.  SUPERVISORY RESPONSIBILITIES
Directly supervisors the Accounting team personnel. Carries out supervisory responsibilities in accordance with NHE, Inc policies and applicable laws. Responsibilities include interviewing, hiring/training employees, planning, assigning and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.



III.  QUALIFICATIONS


To perform this job successfully, an individual must have 5 to 7 years’ experience as a Controller as well as managing accounting staff. Familiarity with Property Management systems preferred. Ability to utilize word processing, spreadsheet and accounting software systems.



IV.  EDUCATIONAL AND/OR EXPERIENCE


Bachelor of Science Degree in Accounting, CPA preferred.



V.  LANGUAGE/MATHEMATICAL/REASONING ABILITY/OTHER SKILLS & ABILITITES


Ability to express him or herself clearly, convincingly and effectively. Speak in a clear, articulate, fluent manner. Uses precise dictation, good grammar and well constructed sentences. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

In addition to the qualifications noted above, the following skills and abilities are required for the performance of the essential duties of the job: Bookkeeping Experience, Computer Literacy, Attention to Detail, Sound Organizational Skills, People Skills and Communication Skills.
