Responsibilities include:
- Primary management of daily functions for a 86-units garden-style apartment community
- Manage the collection of rent and rent collection activities, including issuing collection notices and court appearances, if necessary
- Responsible for AP and AR management
- Manage budget, control expense and increase income, achieve monthly NOI
- Manage and optimize leasing and applicant approval
- Implement marketing and leasing initiatives that ensure maximum occupancy
- Optimize resident relations and resident retention activities
- Maintain minimal delinquent rent
- Assist the Regional Manager in the following
- Recruitment, supervision, training, development, motivation and, if necessary, the termination of staff
- Motivate employees in a positive environment
- Collaborate with maintenance department daily to ensure timely completion of work orders, apartment turns, and maintaining and improving overall property condition
- Physically walk and inspect community on a daily basis
- Identify and correct any areas that could pose a liability to the company, including but not limited to the condition of the property and conduct of employees
- Any other duties as assigned by the Regional Manager
Requirements
- Minimum High School Education or GED
- Must have at least 1 year experience in property management
- Must demonstrate a working knowledge of the use of computers
- Exceptional problem-solving skills
- Strong leadership and communication skills
- Outstanding customer service and marketing skills
- Excellent organizational skills and ability to prioritize projects or tasks
- An outgoing personality, proven reliability, and a willingness to learn
- Applicants must be willing to adapt to a fast-paced and quickly changing environment
- Goal orientated, enthusiastic individuals are desired
- Candidates must be willing to work flexible hours
- Experience with Yardi is highly desired
