The Project Manager is directly responsible for managing client relationships and Team Members on assigned projects resulting in on time, profitable projects that are of award winning caliber. Success is defined as client referrals resulting in repeat business opportunities, high Team member retention, and all projects completed on schedule, project gross margin which meets or exceeds ETO target and a majority of completed projects that are potential industry award winners.

Key Responsibilities:

Technical Duties:

  • Schedule Management: Develop and maintain project schedules using construction drawings and logic. Address and resolve scheduling issues, create recovery plans, and document delays using scheduling software. (Both Project Manager and Superintendent share accountability for schedule management.)
  • Contracts, Legal, and Risk Management: Adhere to contract terms, manage project risks, and refer contractual issues to relevant stakeholders as needed.
  • External Relationships: Manage interactions with owners, architects, subcontractors, and other parties. Prioritize customer value and resolve project-related conflicts effectively.
  • Project Management: Collaborate with the Superintendent to plan and execute the project. Conduct team meetings to review progress, identify risks, and implement corrective actions. Ensure accurate and consistent project documentation.
  • Subcontractor Management: Ensure timely subcontractor payments and address payment issues urgently. Educate subcontractors on billing practices and review requisitions to prevent payment stops.
  • Safety Management: Lead by example in safety practices, participate in safety meetings, and comply with safety training requirements.
  • Financial Management: Manage project financials, forecast costs, and ensure timely payment of expenditures. Utilize financial tools to meet project agreements and identify financial opportunities.
  • Project Development: Engage in client development activities, coordinate client presentations, and assist in proposal preparation. Participate in relevant trade associations.

Leadership and Management:

  • Strategy: Inspire and align team activities with Forrester’s priorities. Address complex issues proactively and encourage innovative thinking. Demonstrate understanding of Forrester’s Strategic Plan through daily results.
  • Execution: Implement processes to achieve goals, resolve issues promptly, and delegate tasks effectively. Maintain accountability and ensure commitments are met.
  • Talent Management: Recognize achievements, foster learning, and mentor team members. Provide constructive feedback and address performance issues using Forrester’s Corrective Action Process.
  • Impact and Influence: Exhibit commitment, resilience, and effective conflict resolution. Build and maintain collaborative relationships and manage stress constructively.
  • Communication: Present information clearly, listen actively, and ensure effective team communication. Lead productive meetings and establish trust with stakeholders.

Essential Skills and Qualifications:

  • Effective written and verbal communication skills.
  • Ability to build rapport in business settings and manage construction teams.
  • Thorough knowledge of commercial construction processes and company policies.
  • Proficiency in project management software and multitasking abilities.
  • Valid driver’s license and acceptable driving record.
  • Must pass background screening and drug test.

Language Skills:

  • Ability to communicate effectively both verbally and in writing.
  • Proficiency in writing reports and business correspondence.
  • Ability to respond to inquiries and present information clearly.

Mathematical Skills:

  • Ability to apply advanced mathematical concepts and operations to construction and budget analysis.

Reasoning Ability:

  • Ability to address complex problems using logical and scientific thinking.
  • Capability to handle abstract and concrete variables.

Physical Demands:

  • Regularly required to talk, hear, stand, and walk.
  • Occasionally required to climb, balance, stoop, kneel, or crawl.
  • Frequently required to lift or carry up to 50 lbs and climb stairs or ladders.
  • Must have good vision, including close, distance, color, and peripheral vision.

Work Environment:

  • Ability to work in varied conditions including construction sites with potential exposure to noise, dust, and extreme temperatures.

Education and Experience:

  • Bachelor’s degree in engineering, Construction Management, or related field preferred.
  • Minimum 5 years of general contracting experience with management of projects over $5M. Experience with similar project and market type are preferred
  • Consideration may be given to candidates with at least 7 years of similar experience in construction management, estimating or other construction trade.
  • CPR/First Aid and OSHA certifications required within the first 90 days. Additional certifications (e.g., Maryland Environmental Green Card, EM-385) are a plus.
