CSI Support and Development has an exciting opportunity for a Facilities Manager  The Facilities Manager provides support for facilities maintenance and capital improvements for a portfolio of 13 multifamily senior housing properties in Maryland with approximately 1,300 units.  The ideal candidate must have extensive knowledge and understanding of low-rise and high-rise buildings.  Duties will include supervising capital improvements and major building systems for the Maryland portfolio.  The Facilities Manager will have central involvement in modernizations, tracking and will provide facilities expertise and support to the property management team.

Responsibilities 

  • Create work scope and bid specifications of major repairs and capital improvements 
  • Project management of major maintenance and repair activities 
  • Managing consultants and vendors (architects, engineers, and testing)  
  • Conduct annual building inspections, creating and updating 20 year plans and budget projections
  • Contract review and negotiation 
  • Maintaining major service and maintenance records tracking 
  • Provide facilities guidance and support for property management staff 
  • Facilitate continued training for staff
  • Address ADA and environmental needs  
  • Analyze water and energy usage reports 


Knowledge, Skills & Abilities 

  • BS/BA degree required or equivalent work experience and continuing education
  • Minimum of 3 years’ experience 
  • Plan Reading and comprehension 
  • Estimating and Budgets  
  • Scheduling of multiple projects 
  • Contract Law (AIA, Lien rights,) 
  • Basic understanding of Maryland Building Code Requirements   
  • ADA and Environmental requirements 
  • Mechanical Systems (including boilers, chillers, DX units, pumps, make-up air units)  
  • Plumbing Systems (distribution, booster pumps, mixing valves) 
  • Electrical Systems (distribution, lighting, low voltage) 
  • Fire and Life Safety (Fire alarm, Fire suppression, emergency generators, nurse call systems) 
  • Elevators (hoist, hydraulic) 
  • Building Envelope (Flat and pitched roofs, windows, flashings, masonry, precast, stucco, siding,) 
  • Grounds (Asphalt drives/lots, site concrete, grade, storm water, landscape)
