The Project Manager is directly responsible for managing client relationships and Team Members on assigned projects resulting in on time, profitable projects that are of award winning caliber. Success is defined as client referrals resulting in repeat business opportunities, high Team member retention, and all projects completed on schedule, project gross margin which meets or exceeds ETO target and a majority of completed projects that are potential industry award winners.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Technical

  • Schedule Management: Capable of creating a schedule using drawings and understanding of relationships and logic of building. Actively use schedule to plan and manage the job to meet expected project outcomes. Identifies problems and resolves them. Creates recovery plans resequencing a schedule from original work plan and maintaining original completion date. Identifies and document owner cause delays and other impacts using scheduling software. (PM and Superintendent maintain co-accountability for schedule creation, maintenance and outcomes.)
  • Contracts, Legal and Risk Management: Rigorously observe and manage project within terms and conditions of contract and subcontracts. Appropriately refer contractual issues to appropriate stakeholder.
  • External Relationships: Manage the day-to-day direct interaction with owners, architects, subcontractors and others, models customer focus, demonstrate to others that adding value to customers is a priority, and consider the best interest of the customer when making decisions.
  • Identify and assist in arbitrating project related conflicts between company and owners, subcontractors and other outside entities.
  • Project Management: Formulates a plan in conjunction with Superintendent to successfully build the job. Conducts Team Meetings to review plan, identifies areas of risk and follows through for corrective actions needed. Manages accurate, thorough and consistent project documentation.
  • Subcontractor Management: Ensures that subcontractor payment is timely and reacts with urgency if subcontractor payment issues arise. Educates each subcontractor on Forrester billing practices and pay schedule. Conducts thorough review of first requisition to proactively eliminate any payment stops.
  • Safety Management: Lead by example, wearing appropriate safety gear, participates in safety meetings and safety discussions. Displays a positive and productive attitude toward safety. Adheres to all Forrester Safety Program requirements. Completes Safety Training Requirements within timeframe.
  • Financial Management: Proactively identifies and manages the financial exposure/risk of the project and forecasts accurate costs to completion through the ETO process under covers project challenges and profit opportunities. Utilizes Forrester’s financial tools and processes to manage project to beat ETO agreements. Ensures all construction related expenditures are paid timely and within contract agreements.
  • Project Development: Actively participates in Client Development at appropriate levels.
  • Able to independently initiate and conduct client entertainment. Arranges and coordinates client introductions and presentations. Effectively participates in client interview.
  • Effectively participates and lead in proposal, presentation prep and interview process. Assists in converting leads to opportunities. Regularly participates in a relevant trade association.
  • Pre-Construction, Estimating and Purchasing: Create accurate and complete scopes of work. Interface with subcontractors to reconcile scopes of work and sure accurate pricing. Effectively participate in bid day process. Gain an early understanding of a project and effectively apply the details to the budget process. Provide scheduling and constructability input into the budget process. Participate in buyout schedule process and in development of complete bid/ purchase / award packages.

EDUCATION AND EXPERIENCE

The candidate must possess the following education/experience

  • Bachelor’s Degree in Engineering, Construction Management or related field strongly preferred
  • 5+ years of progressively responsible general contracting experience, including, at a minimum, verifiable ongoing responsibility for and management of successful single projects over $5M or multiple projects totaling at least $5M annually. Experience with similar project and market type are preferred
  • Consideration may be given to candidates with at least 7 years of similar experience in construction management, estimating or other construction trades
  • CPR/First Aid and OSHA certifications within first 90 days of employment. While not required, Maryland Environmental Green Card, EM-385, Hour, CQM, ASHE, LEEDS, Professional Engineer, and other industry related credentials are a plus.
