Job Summary: The Property Management Maintenance Technician is responsible for the general upkeep and maintenance of residential and commercial properties within our portfolio. The successful candidate will perform a variety of tasks, including but not limited to, preventative maintenance, repairs, and emergency response. The role requires a high level of technical knowledge, problem-solving skills, and excellent customer service.
Key Responsibilities:
- Perform routine maintenance and repairs on properties, including but not limited to electrical, plumbing, HVAC, carpentry, and general building maintenance.
- Conduct regular inspections of properties to identify potential issues and address them proactively.
- Respond to emergency maintenance requests promptly and efficiently, including during off-hours as needed.
- Complete work orders as assigned in a timely and accurate manner, ensuring all maintenance tasks are recorded and reported appropriately.
- Assist with turnover tasks for vacated units, including painting, cleaning, and minor repairs to ensure units are ready for new tenants.
- Coordinate and supervise contractors and vendors as needed for specialized repairs and services.
- Maintain a clean and organized work environment, including proper storage of tools and supplies.
- Communicate effectively with residents, tenants, property managers, and other team members to address concerns and provide updates on maintenance work.
- Adhere to company policies and safety procedures, ensuring compliance with local regulations and building codes.
- Keep up-to-date with industry best practices and emerging technologies in property maintenance.
Qualifications:
- High school diploma or equivalent; technical or vocational training in maintenance or related field is preferred.
- Proven experience as a maintenance technician, preferably in property management or a similar role.
- Strong knowledge of electrical, plumbing, HVAC, and carpentry systems and repairs.
- Ability to diagnose and troubleshoot problems effectively.
- Excellent customer service and communication skills.
- Strong organizational and time management abilities.
- Ability to work independently and as part of a team.
- Basic computer skills and proficiency in using maintenance management software.
- Valid driver's license and reliable transportation.
- Physical ability to perform tasks such as lifting, bending, and standing for extended periods.
