Position Overview:
We are seeking a proactive and results-driven Delinquency Manager to join our team at BLT. The Delinquency Manager will play a crucial role in managing outstanding debts within our residential portfolio, ensuring the timely collection of payments while maintaining positive relationships with tenants. The ideal candidate will possess strong communication skills, a keen attention to detail, and a commitment to delivering exceptional service.

Key Responsibilities for the Delinquency Manager:
  • Contact tenants via phone, email, and mail to follow up on overdue rental payments and outstanding debts.
  • Negotiate payment arrangements and terms with tenants in accordance with company policies and procedures, while demonstrating empathy and understanding.
  • Manage and report on delinquency throughout multifamily portfolio
  • Maintain accurate and up-to-date records of all collection activities, legal standing,  and communications with tenants, utilizing our property management software.
  • Collaborate closely with team members to address tenant concerns and resolve payment issues effectively.
  • Monitor aging reports and prioritize collection efforts based on account status and delinquency levels.
  • Identify and escalate accounts that require further action, such as legal proceedings or third-party collections, in coordination with legal and compliance teams.
  • Coordinate with outside counsel, legal, and collections agencies; attend housing court as needed on behalf of ownership.
  • Provide regular updates and reports on collection activities to management, highlighting trends and areas for improvement.
  • Track the status of former resident balances.
  • Provide support to property management for monthly delinquency needs.

Qualifications of the Delinquency Manager:
  • Bachelor's degree in Finance, Accounting, Business Administration, or related field preferred.
  • 2+ years’ experience in collections, accounts receivable, or property management within the real estate industry.
  • Knowledge of relevant laws and regulations governing debt collection practices in the real estate sector preferred.
  • Strong negotiation and interpersonal skills, with the ability to navigate sensitive situations and maintain professionalism.
  • Excellent communication skills, both written and verbal, with a customer-focused approach.
  • Detail-oriented with strong organizational skills and the ability to manage multiple tasks efficiently.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to work independently and collaboratively in a fast-paced environment.
