Job Title: Residential Lending Mortgage Specialist

Location: Woodbridge, NJ


Job Summary:

Perform all aspects of residential loan origination and processing functions. This includes prequalifying customers, guiding the customer through the mortgage process from application to closing.

Essential Functions:

  1. Serve as the primary point of contact for all branch employees and all branch referrals. Visit and train branch personnel on residential lending products in order to generate customer referrals.
  2. Serve as primary sales point of contact. Guide customers through the process from initial contact to closing. Providing customers with timely and periodic status updates on their loan applications and handling telephone inquiries regarding the Bank's lending products
  3. Thoroughly review and process loan applications in accordance with Lending Policy, as well as, applicable laws, regulations and guidelines. Demonstrate ability to prioritize work flow to efficiently manage incoming loan applications.
  4. Responsible for the collection, review and validation of all required documentation, including credit reports, property searches, appraisals, title work, income documentation and other compliance-related verifications in accordance with the Bank Standards, State and Federal Laws and Regulations. Follow up with customers as appropriate. Ensure all customer files are complete and in compliance with regulatory agencies and internal policies.
  5. Process all residential loans based on the appropriate guidelines.
  6. Ensure compliance with all applicable regulations including ECOA, FHAct, CRA, FDPA, Reg. Z, TRID, RESPA and HMDA.
  7. Demonstrate sound judgement in the analysis of required documentation while mitigating risk through appropriate decision making.
  8. Provide training to bank personnel on residential lending products and policies.
  9. Maintain all documentation associated with credit files for residential loans.
  10. Partner with various Bank departments on enhancing product delivery.
  11. May assist in the underwriting and processing of other residential loans.
  12. If applicable, directly or indirectly supervise others.
  13. Maintains confidentiality of sensitive business and client information.
  14. Compliance with all relevant Bank policies and procedures.
  15. Perform other duties as assigned.

OTHER: May require occasional travel for business meetings or training.

Requirements:
  1. Knowledge of loan processing procedures and current Fannie Mae, Freddie Mac and mortgage insurance requirements. Knowledge of Fannie Desktop Underwriter and Freddie Loan Prospector. Ability to analyze a complex income and asset profile. Ability to analyze and evaluate sophisticated income documentation.
  2. Extensive knowledge of all regulations including ECOA, FHAct, CRA, FDPA, Reg Z, TRID, RESPA and HMDA.
  3. Ability to demonstrate sound judgement while mitigating risk through appropriate decision making.
