Construction Project Manager

Dabri, Inc. is looking for a Project Manager to join our team to support the department of public work or unified school district in the county of Los Angeles. The Project Manager will manage multiple projects through planning, design, approvals, environmental permitting, construction, and close-out. 

Project Manager - Department of Public Works 
The ideal candidate will have at least 10 years of experience in managing building projects through planning, design, jurisdictional approvals, environmental permitting, construction, and close-out.  Candidates must have the ability to dig into a situation to find all factors, weigh the options, and provide the customer with the best possible solution. The ideal candidate will have experience managing/designing/constructing healthcare facilities and building projects. Must be able to communicate effectively

Responsibilities:

• Collaborate with engineers, architects etc. to determine the specifications of the project
• Negotiate contracts with external vendors to reach profitable agreements
• Obtain permits and licenses from appropriate authorities
• Determine needed resources from start to finish with attention to budgetary limitations
• Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
• Acquire equipment and material and monitor stocks to timely handle inadequacies
• Evaluate progress and prepare detailed reports
• Budget management - assist in establishing project strategy to meet profit goals
• Ensure adherence to all health and safety standards and report issues
• Oversee the as-builts, submittals and manuals, in conjunction with the superintendent, and ensure all records are transmitted to the owner upon completion of project.
• Manage the pre-planning and conceptual phase
• Responsible for engaging in positive and confident relationships with owners and owners’ representatives, as well as architects, designers, property managers, consultants and subcontractors.
• Developing and maintaining the project schedule
• Complete other related duties as required

Requirements: 

• Bachelor's degree in Civil Engineering, Construction Management, or related field; Master's degree preferred
• Licensed professional (PE) or Certified Construction Manager (CCM)
• Minimum 10 years (PM II) of project management and concurrent field construction experience.
• Design-Bid-Build project delivery.
• Job Order Contracting (JOC) project delivery
• Knowledge of Public Contracting Code and practices.
• Must be knowledgeable in CEQA/NEPA.
• Knowledge of LEED
• Experience and knowledgeable in medical/healthcare/behavioral health facility design and construction
• Effective oral and written communication skills.
• Work experience in project planning and development.
• Ability to independently manage all aspects of a project.
• Ability to develop and control project scope.
• Ability to develop and maintain project budgets.
• Ability to develop and review project schedules.
• Skilled in reviewing and coordinating the preparation of construction documents.
• Ability to effectively facilitate project team and client meetings.
• Ability to effectively negotiate and prepare change orders.
• Ability to effectively monitor and coordinate construction activities with the various project stakeholders.
• Ability to adapt and respond effectively to project issues and challenges.
• Ability to set and manage project expectations.
•  US Citizen or Work Permit/Green Card required

Project Manager - LAUSD

Responsibilities:

• Plans and coordinates the execution of pre-construction activities associated with the preparation for the building of new schools and modernization projects
• Responsible for the scope, schedule and budget, and overall success of multiple, new and modernization, school projects
• Resolves complex planning, design and construction project-related issues, disputes and disagreements
• Develops, assigns and monitors performance of Assistant Facility Development Managers (AFDM), Design Managers (DM) and Design professionals relative to assigned projects
• Reports on project budget, schedule and issues. Provides information and analysis of project issues to Departmental, Branch and Board representatives
• Reviews status and overall planning, design and construction project progress relative to submittal schedules. Reviews project through all development phases, and assesses status, progress and potential
• Coordinates with representatives from various utility and government agencies to obtain timely action on successive phases of project completion
• Assists project team staff with A/E contracts, bid and contract planning 9.9 Reviews and verifies Design Professional contract scope, fees and applications for payment, and performs overall fiscal management of multiple projects
• Provides functional direction over areas of responsibility including project schedules, cost control, dispute resolution, contract administration and quality control
• Coordinates project activities, requirements, and schedules with other District organizational branches and departments such as the Office of Environmental Health and Safety, Design and A/E Technical Support, Project Execution, Facilities Contract Administration, Inspection Unit, Maintenance and Operations, local Educational Service Centers and site personnel 9.12 Develops and recommends internal policies and procedures
• Performs other duties as assigned

Requirements: 

• Ten (10) years of experience managing the planning, design, construction and coordination of capital projects
• Five (5) years of the above experience in educational facility construction or public works projects Additional Preferred Experience:
• Experience with scoping and planning of new construction and/or modernization projects
• Experience with the Division of the State Architect (DSA) construction/design processes.
• Experience with LEED and/or Collaborative for High Performing Schools (CHPS) projects.
• Experience with the development of major facilities (CEQA, agency approvals, coordination with City and County agencies).
• Experience with both project delivery and procurement methods for public projects
• Experience with community engagement processes and strong communication skills, both oral and written
• Experience utilizing Building Information Modeling (BIM)
• Experience in Formal Construction Partnering
• Graduation from a recognized college or university with a bachelor’s degree in architecture, engineering or construction management
• A valid Certificate of Registration as an Architect by the California State Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors
• A valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI)
• LEED Professional Accreditation
