Position: Historical Maintenance Worker II

Reports to: Community Services Director

Emergency Classification: Essential

Position Summary

The Historical Maintenance Worker will perform manual and maintenance related work under the direct supervision of the Community Services Director. This position performs manual and maintenance-related work on The Towns Historical properties and surrounding town properties, multi-skilled trades work to upkeep, repair, troubleshoot and maintain all town historic properties, and assists other Town properties as needed. This is not limited to general maintenance related to pre-and post-disaster events and will assist with other divisions within the departments when needed.

Responsibilities and Reporting During an Emergency Situation: If assigned, employees in this classification will be required to report and carry out duties as directed for the duration of an emergency. Depending on the nature of the emergency, this may require working around the clock for several days on short notice.

EXAMPLES OF ESSENTIAL DUTIES
  • Performs routine general repair and maintenance work on Town's Historical buildings, equipment, grounds, and related facilities within an assigned Town division; performs semi-skilled and manual work involving grounds maintenance, building maintenance, plumbing maintenance, custodial maintenance, or other projects within the assigned division; primarily at the Historical properties.
  • Assist other divisions with routine general maintenance as needed (i.e. parks & recreational facility maintenance, beach maintenance, road/bridge maintenance, roadside maintenance, road sign installation, and assist skilled-trade employees or other workers as needed).
  • Performs various tasks involving grounds maintenance or landscaping projects including working with native plantings; mowing grass; edges landscaped areas, public areas, parking lots, sidewalks, and fence lines; plants and maintains trees, shrubs, and flowers; waters flowers, grass, and landscaped areas; weeds flower beds; trims trees, hedges, and shrubs; cuts down trees and tree limbs; grinds stumps; installs/lays sod; aerates, seeds, fertilizes, and waters grounds; spreads pine straw, mulch, and other grounds materials; rakes and disposes of grass clippings, brush, and other materials; blows leaves/debris from walkways; picks up and disposes of debris/litter from grounds and parking lots; empties trash containers; remove dead animals from grounds or roadways; hauls garbage, tree limbs, and vegetation to designated locations; dig holes/trenches and shovels materials.
  • Performs various tasks involving maintenance of Historical facilities as needed; repairs gates and fences; assembles and repairs benches, and picnic tables; sets timers irrigation systems; sweeps and blows out areas; removes debris from grounds, and waterways.
  • Performs various tasks involving aquatic control and maintenance of canals, or ditches; trims palm trees; rakes grounds; cleans waterways of trash; calibrates and maintains spray pumps; cuts/remove weeds, grass, cattails, or other vegetation around the water; controls vegetation in the drainage system for maximum drainage; picks up and removes dead fish and animals.
  • Performs various tasks involving road/walkway maintenance or historical maintenance projects; patches potholes in road surfaces; repairs walkways, and rights-of-way with asphalt and lime rock; installs, repairs, replaces, and cleans out drainage pipes; paints guardrails, barricades, and road striping; repairs high-pressure hoses; clears/mows Historical properties; performs vegetation control tasks; cleans/sweeps roadways and walkways, and other areas; picks up and disposes of accident debris, dead animals, litter, and other debris; reports hazardous conditions.
  • Performs various tasks involving building maintenance projects; performs light construction projects; pressure-washes exterior walls and other areas; paints interior and exterior surfaces and equipment; performs masonry work; welds/mends broken or worn parts; replaces batteries, light bulbs, and ballasts; maintains heating, ventilation, and air conditioning (HVAC) systems; troubleshoots HVAC leaks or other problems; cleans condenser coils and replaces filters/belts.
  • Performs various tasks involving plumbing maintenance/repair projects; troubleshoots, maintains, and repairs irrigation systems and minor plumbing problems; repairs broken pipes; replaces or adjusts irrigation system sprinkler heads; turns valves and pumps on/off.
  • Performs various tasks involving custodial maintenance projects; sweeps, vacuums, mops, strips, and/or waxes floor surfaces; cleans, deodorizes, and disinfects bathrooms and locker rooms; replenishes soap and paper products; empties trash cans, recycling containers, and ash urns; carries/transports trash to dumpster or other designated trash receptacle; cleans light fixtures; removes graffiti from walls, walkways, or other surfaces.
  • Performs general/manual tasks associated with the historical division projects; sets up safe work zones at work sites, places traffic cones & signs, conducts traffic control as needed; sharpens blades and replaces parts; climbs ladders; sets up or arranges equipment for special events/activities; lifts/moves furniture, equipment, and heavy materials; assists with clean up following hurricanes, storms, or emergency situations.
  • Operates a variety of machinery, equipment, and tools associated with division projects, which may include a town vehicle, trailer, golf cart, Kubota, bucket lift, backhoe, front-end loader, bobcat, forklift, airboat, all-terrain vehicle, aircraft tug, lavatory cart, tractor, side-arm mower, riding mower, pushing a mower, weed eater, edger, blower, hedge trimmer, sod cutter, chipper, sweeper, air conditioner, motors, pumps, air compressor, generator, jackhammer, pressure washer, grinder, drill, drill press, saw, circular saw, chain saw, concrete saw, cement mixer, welder, chalk machine, sprayer, hand compactor, stump grinder, vacuum cleaner, charger, data converter, shovel, rake, pick, machete, post hole digger, level, ladder, gauges, meters, measuring devices, carpentry tools, plumbing tools, electrician tools, painting tools, mechanic tools, power tools, hand tools, or two-way radio.
  • Performs general cleaning/maintenance tasks necessary to keep equipment and tools in operable condition, which may include inspecting equipment, checking/replacing fluids, refueling vehicles, greasing equipment, washing/cleaning equipment, cleaning project work areas, or cleaning shop; monitors equipment operations to maintain efficiency and safety; reports faulty equipment.
  • Monitors inventory levels of supplies and materials; ensures availability of adequate supplies, tools, and materials to conduct work activities; initiates requests for new/replacement materials.
  • Follows safety procedures, utilizes safety equipment, and monitors the work environment to ensure the safety of employees and other individuals.
  • Prepares or completes various forms, reports, correspondence, daily activity logs, inspection forms, purchase requisitions, work orders, maintenance records, charts, fuel quality records, timecards, leave requests, or other documents.
  • Receives and fills out various forms, reports, correspondence, lists, schedules, work orders, delivery receipts, service/maintenance schedules, maintenance records, operational manuals, material safety data sheets, diagrams, blueprints, maps, policies, procedures, regulations, standards, directories, manuals, reference materials, or other documentation; reviews, completes, processes, forwards or retains as appropriate.
  • Communicates with supervisor, other divisions, employees, contractors, vendors/suppliers, the public, outside agencies, and other individuals as needed to coordinate work activities, review the status of work, exchange information, or resolve problems.
  • Coordinate and lead maintenance projects and other applicable tasks
  • Assists in managing Maintenance I positions.
  • Monitors grant budget and expenditures in coordination with Directors
  • Provides project and task updates regularly to leadership.
  • Assists in ensuring the safety of staff and following all applicable Town regulations.
  • Capacity to initiate strategic improvements and monitor the progress of projects.
  • Assists with equipment and vehicle preventative and ongoing maintenance.

Performs other duties assigned as related to the job class.

REQUIREMENTS

Education and Experience:

Must possess a high school diploma or equivalent supplemented by a minimum of five (5) years of experience demonstrating extensive knowledge of historical, building, landscape, and environmental maintenance. Must possess a valid Florida driver's license.

Knowledge, Skills, and Abilities:

  • Knowledge of proper and safe procedures which includes cutting, trimming, and edging.
  • Knowledge of historical property maintenance and how to preserve the historical integrity of the property & buildings.
  • Knowledge of the tasks, tools, and materials associated with Historical maintenance, supplies, inventory, and equipment management.
  • Knowledge and application of safety standards and precautions pertaining to the use of tools and equipment.
  • Knowledge of the techniques and procedures used in grounds, and facility repair and maintenance.
  • Knowledge of occupational safety rules and practices.
  • Knowledge of signage regulations and applications.
  • Knowledge of proper care and maintenance of native vegetation. Ability to read and follow written, diagram, and oral instructions.
  • Ability to effectively communicate with the public and staff.
  • Ability to lead a group (i.e. emergency response)
  • Ability to Problem-solving and conflict resolution
  • Ability to work cooperatively with other employees and the public.
  • Ability to work independently and/or on a small team.
  • Ability to work in high-traffic areas and in various weather conditions.

  • Ability to read and understand equipment manuals and adhere to recommended safety procedures.
  • Ability to operate a computer as necessary to complete essential functions, including the use of word processing, spreadsheet, desktop publishing, traffic count system, e-mail, or other computer programs.
  • Ability to establish and maintain working relationships with Town staff, residents, and business owners.
  • Ability to read and interpret various materials, ranging from moderate to complex.
  • Ability to operate necessary equipment, including radios, Town vehicles, and beach all-terrain vehicles.

Physical Requirements:

The position involves heavy physical demands, such as exerting up to 100 lbs. of force occasionally, and/or up to 50 lbs. of force frequently, and/or up to 20 lbs. of force constantly to move objects. Tasks involve frequent walking, standing, bending, stooping, some unassisted lifting, carrying, pushing, and/or pulling of moderately heavy objects up to 50 pounds and occasionally heavy objects up to 100 pounds with the assistance of other employees and/or equipment as appropriate. Requires excellent eye/hand/foot coordination for operating standard and specialized electrical and gas-operated equipment.

Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, extreme temperatures and noise extremes, fumes, hazardous materials, heights, confined spaces, machinery, vibrations, electric currents, traffic hazards, water hazards, bright/dim light, toxic agents, disease, pathogenic substances, or animal/wildlife attacks.
