Job Summary The primary responsibilities of the Porter/Groundskeeper are the upkeep of the community to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the community in an efficient manner.


Qualifications/Requirements Equipment Requirement: Required to wear support belt and gloves as tasks dictate. Equipment/Machinery/Tools: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:  Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.  UserMovedAids: Wheelbarrows, dollies, hand trucks,


Physical Requirements The physical demands described here are representative of what is required to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. While performing the duties of this job, the employee will have:  Constant needs to be on feet.  Have constant need to perform the following activities: Bend, squat, kneel, climb stairs, push/pull, reach above shoulders, climb ladders, use tools, lifting/carrying  Writingbuckets, jacks, step ladders, full ladders


Vision Requirements Constant need to observe areas needing attention/correction, read cautionary labels, and written instruction.  Frequent need to see things clearly beyond arm’s reach, observe and assist in general maintenance.


General Physically walk the community on a frequent basis and remove litter, debris, etc., from grounds. It is especially critical that the following arealways remain neat and free of littermes.

Pool Area/Recreation Areas.

Dumpster Areas.

Grounds

Walkways to and from, and in-between buildings.

Parking lots and drives.

Performs “trash-out” duties in vacated apartments.

Removes all abandoned furniture, trash, and boxes.

Transfers to dumpster or storage areas, when possible.

Clean and rake shrub areas, shovel mud when necessary; use blower to keep sidewalareawaysking areas clean of loose grass and brush.

Repair and replace windowlittererss, sliding glass doors, etc.

Performs routine maintenance on property as requested by Community Manager. Assists with various physical tasks as directed.

Assists with “make-ready” duties when requested by the Community Manager.

Helps clean and maintain storage areas.

Performs interior and exterior painting duties when requested. Carries bucket of paint from storage area to work site.

Completes minor and routine service requests when requested by Community Manager.

Follow procedures when service requests are performed. 

Distributes resident communications to residents, pest control, upcoming events, notice, ad newsletters.

Performs work area clean-up and safety related duties.
