The Preconstruction Project Manager is primarily responsible for the overall estimating, management, completion, and financial outcomes of various construction projects.

Details of role:

(Preconstruction) - Evaluate drawings and bid specifications to identify project needs and costs. Prepare thorough, accurate projections that are aligned with corporate and department objectives and meet company profitability standards

(Construction) Develops and maintains long-term client connections while providing great customer service in all interactions, internal and external. Manage several projects from pre-construction to completion, ensuring that they adhere to the budget, schedule, safety, and performance specifications. Coordinate the work of all team members and subcontractors, as well as manage all essential resources, to ensure project completion on time. Embrace, follow, and model the client's core values at all times.

The Successful Candidate will:

- Work with architects, engineers, and subcontractors to create accurate project blueprints.

- Oversee preconstruction operations, including as estimates, scheduling, and value engineering.

- Thoroughly review all project materials to identify the scope of work and ensure the client has all client/project specific information before beginning the estimate.

- Examine and evaluate project requirements, drawings, and schematics.

- Create precise cost estimates and proposals for possible projects.

- Conduct site inspections to determine the project needs and restrictions.

- Negotiate contracts with suppliers and subcontractors.

- Use tools like Bluebeam and Procore for project management.

- Make sure a project schedule is in place that reflects project strategy.

- Provide a gneral conditions research.

- Create a buying schedule.

- Manage the permitting procedure.

Project Execution:- Lead the project team, implement the project plan, and achieve profit targets.

- Work with the Superintendent to update and maintain an accurate project schedule; communicate with subcontractors and suppliers about the timeline; and coordinate the trades.

- Plan, prepare, attend, and lead all internal and external project meetings, including launch, status, risk management, and closeouts.

- Be a technical specialist with a thorough, current grasp of building means and processes.

- Manage the submittal process to guarantee correctness and timeliness of approvals.

- Prepare internal budgets.

- Manage each project's financial process by issuing timely and correct CRs, SCOs, and PCCOs, preparing monthly payment applications, completing all financial reports (CTCs), and any specialty reporting necessary for GMP or T&M projects.


- Ensure timely project closures.

- Maintain customer ties; endeavor to understand their requirements and desires. Maintain strong connections with subcontractors and vendors.

-Collaborate with the Superintendent to ensure the weekly report process is followed (3-week look ahead, safety, PO, and EQA processes).

Required for the role:

- Bachelor's degree in Construction Management or related field

- Proven experience in construction estimating and management

- Ability to work in a fast-paced environment and meet deadlines

- Strong knowledge of construction processes and techniques

- Excellent communication and negotiation skills

- Proficiency in Microsoft Office Suite, Procore and project management software
