- Oversee and support leasing team, review daily and weekly leasing tasks to ensure completion in a timely manner.
- Assist leasing associates in lease application approvals for new residents and add-on applicants using our established approval criteria.

- Work with Property Manager to establish monthly schedules.
- Attend and assist in property and resident events as needed.
- Keep open lines of communication with the Property Manager regarding your job responsibilities. Assist in additional tasks as assigned.
- Train, mentor, and coach leasing team. Utilize online for ongoing development of team.
- Tour prospects who “walk-in” to our property to see apartments. Establish rapport with all prospects and fill out guest cards completely. Effectively sell the property and its benefits while overcoming objections.
- “Invite” all prospects to live at the property by asking for a deposit check. Attempt to close all sales calls by scheduling an appointment to tour the property.
- Accurately track both your phone and walk-in traffic. If a prospect is not closed, provide a valid “reason why” other than “Still Looking”.
- Provide excellent customer service to our current residents. Enter work orders in a timely fashion. Provide feedback to property manager regarding resident complaints and issues.
- Handle move-in paperwork with all new tenants. Inform the new resident of move in requirements so there are no delays. Explain the paperwork in a timely fashion and make sure all new paperwork is signed by ALL leaseholders. Accept certified funds only for all move-in costs before handing over keys.
- Perform credit and background checks on all applicants. Complete application files before giving to property manager for approval. Complete all approval files within 72 hours of receipt of application deposit. Stay in close communication with the property manager during the approval process.
- Abide by Fair Housing standards in all aspects of property management. Keep all resident/applicant info confidential.
- Respect co-workers through words and action. Communicate with the property manager when disagreements arise. Complete tasks as assigned by the property manager or assistant property manager in a timely and accurate fashion.
- Update the re-dec and weekly move-in sheets with accurate information as changes are made. Allow 5 business days of turn time for all pre-leased apartments. Make sure all approved applicants move in within 15 days of that apartment’s NTV date.
- Walk models, marketing path and vacant-ready apartments daily to assure the cleanliness of the unit you will be showing that day. Report any inconsistencies in make-ready status with the maintenance supervisor and the property manager.
- Follow office procedures. Keep work area clean and organized. Lock up office at closing, set the alarm, and make sure phones are forwarded to our answering service. Check messages in the morning and follow up with all calls. Respond immediately to persons who enter the leasing office.
- Arrive 15 minutes before the office opens and ensure all morning tasks are completed prior to the time the office opens. Do not close doors or transfer phones to the answering service until the office closes. Be prepared to stay late should a prospect or move-in arrive just before the office closes.
- Stay in close communication with all co-workers regarding the operations of the property. Inform maintenance staff of needed repairs and inform our security officer of appropriate violations.
- Accurately track all leasing commissions and traffic numbers and report to the property manager on a weekly basis.
- Attend meetings when scheduled and assist in property/resident events when requested. Comp time will be awarded appropriately.
- Manage social media accounts. Ensuring that posts are made 5+ times weekly to all current social media accounts. Create social media engagement with community and residents.
- Review resident referral forms and approve/deny using our established guidelines. Credit all resident referral concessions accurately.
- Along with the Property Manager, supervise leasing, maintenance, and part-time team members. Report violations as well as excellence to the Property Manager.
- Make sure preferred employer sheets are up to date.
- Market the property’s resident referral program with community flyers, email communication, and on social media.
- Utilize different marketing techniques to increase overall occupancy
- Identify areas of improvement and offer suggestions to improve efficiency and productivity
- Communicate effectively with property manager regarding leasing goals, trends, and lease administration matters.
- Other duties as assigned by Property Manager

- High School diploma, or general education degree (GED) required.
- Ability to identify and meet resident’s requirements and expectations. Searches for ways to
increase resident/customer satisfaction. Treats residents and prospects with respect and sense of urgency.
- Ability to make and implement decisions under conditions of risk and/or uncertainty.
- Must be able to work independently and demonstrate good business judgment in a variety of situations.
- The employee frequently is required to stand, walk, and sit. The employee is occasionally required to reach with hands and arms; climb or balance; stoop, kneel or crouch. The employee must occasionally lift and/or move up to 10 pounds or more. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- While performing the duties of this job, the employee may be exposed to outside weather conditions. The noise level in the work environment is usually moderate.
