Schedule: Full-Time Mon-Fri 8am-5pmPay: $25/hr.Industry: Condominium PropertyParking available on-site Location: MililaniESSENTIAL DUTIES AND RESPONSIBILITIES:Administrative:
  • Collects rents, makes bank deposits, prepares and submits an accurate rent roll in a timely manner.
  • Uses site computer software to accurately enter all relevant transactions as described in the REM Polices and Procedures.
  • Verifies incomes and complies with HUD, Tax Credit or other regulations regarding income certifications
  • Conducts annual unit inspections at time of resident re-certification.
  • Maintains a waiting list, markets units and screens applicants for vacancies according to appropriate guidelines.
  • Prepares and processes leases, security deposit agreements, inspections, and other forms for incoming residents.
  • Supervises on-site staff with input from the Property Supervisor on pay changes, counseling and performance
  • Conducts annual unit inspections and coordinates repairs if needed in accordance with EAH Traffic Light report standards.
  • Walks the grounds daily with site inspection report
  • Assists Supervisor in developing specifications and obtaining bids from vendors/contractors to ensure quality work at reasonable cost.
  • Other duties as assigned
KNOWLEDGE/SKILLS/ABILITIES
  • Ability to develop and implement site budgets and variance reporting.
  • Skill in problem solving with staff, applicants and residents
  • Knowledge of HUD, DFEH and ADA guidelines and other regulatory agency guidelines specific to site.
SUPERVISORY RESPONSIBILITIESSupervises 3 or more full-time staff.
  • Orients new employees to position.
  • Trains staff on emergency procedures and employee safety.
  • Approves timesheets and time-off requests.
  • Sets and oversee employee work schedules.
WORKING CONDITIONS
  • Must be able to move freely throughout the property to conduct inspections, including the ability to climb stairs, walk for extended periods of time, and clearly see potential maintenance, health, and safety concerns.
  • Able to sit at a desk for extended periods while using typical office equipment, such as computers, phones, copiers, etc.
  • Must be able to lift 25 pounds.
MINIMUM QUALIFICATIONS
  • Education - High School diploma or GED
  • Experience – Two continuous years or more of property management experience, preferably in affordable housing, or four years of unrelated General Manager experience.
