NAI Sioux Falls Property Management is seeking a highly motivated and experienced Commercial Property Manager to join our team. In this role, you will oversee and manage a diverse portfolio of commercial properties within the Sioux Falls area, ensuring they are well-maintained, compliant with regulations, and generating optimal returns for our clients. Responsibilities:

 

  • Oversee daily operations of commercial properties, including office buildings, retail spaces, and industrial properties.
  • Ensure properties are well-maintained, clean, and safe.
  • Coordinate regular inspections and maintenance of HVAC, plumbing, electrical systems, and structural components.
  • Serve as the primary contact for tenants, addressing their needs and concerns promptly.
  • Manage tenant move-ins and move-outs, ensuring smooth transitions.
  • Resolve tenant complaints and conflicts professionally and timely.
  • Conduct regular tenant meetings and surveys to assess satisfaction and identify areas for improvement.
  • Prepare and manage property budgets, ensuring expenses remain within budgetary constraints.
  • Meet with property owner on a regular basis.
  • Monitor and manage property income and expenses, including rent collection and bill payments.
  • Analyze operational data to identify trends and make recommendations for improvements.
  • Prepare and manage lease agreements, ensuring compliance with company policies and legal requirements.
  • Monitor lease expirations and coordinate renewals or re-leasing of spaces with listing agent.
  • Ensure accurate and up-to-date lease records and documentation.
  • Collaborate with leasing agents and brokers to market vacant spaces and negotiate lease terms.
  • Ensure compliance with local, state, and federal regulations related to property management and leasing.
  • Maintain proper documentation and records for all property-related activities.
  • Coordinate with legal counsel to address any legal issues or disputes.
  • Implement and monitor risk management strategies, including insurance coverage and safety protocols.
  • Coordinate Tenant buildouts
  • Manage Capital Improvement projects.

 

Qualifications:

 

  • Bachelor’s degree in business administration, real estate, or a related field preferred.
  • Minimum of 3-5 years of experience in commercial property management or a related field.
  • South Dakota Real Estate License (e.g., CPM, RPA) is a plus.
  • Strong knowledge of commercial property management procedures.
  • Excellent communication and interpersonal skills.
  • Strong organizational and multitasking abilities.
  • Proficiency in Appfolio property management software.
  • Financial acumen with the ability to analyze and interpret financial reports.
  • Detail-oriented and proactive.
  • Problem-solving mindset.
  • Ability to work independently and as part of a team.
  • Strong negotiation and conflict resolution skills.
  • Primarily office-based with regular site visits to properties.
  • May require occasional evening or weekend work to address tenant issues or emergencies.
  • Ability to lift and carry up to 25 pounds.
  • Ability to stand, walk, and sit for extended periods.
  • Ability to climb stairs and access various parts of the property.
