Job DescriptionJob DescriptionThis is an apartment maintenance full time position that would REQUIRE YOU TO LIVE ONSITE in one of our two bedroom apartments.  That being said, the apartment would included as part of your pay package.  

Onsite Property Maintenance team members are responsible for maintaining properties in a clean, presentable and rentable condition AT ALL TIMES.  There will be times when rent is turned into the onsite office.  Maintenance should make sure that is secure and available to the Manager, with communication as such.

Responsible for Maintenance and RepairsOnsite Property Maintenance Team Member is responsible for the physical management of the property, including regular maintenance and emergency repairs.

·        Maintenance – The Onsite Property Maintenance is in charge of performing preventative property maintenance to keep the property functioning in top condition.  For example, Onsite Property Maintenance Team Members are personally in charge of, or must check for leaks, landscape (including mowing lawns and trimming bushes), snow removal and remove trash.  This maintenance aims to keep tenants happy in a safe environment and attract new tenants.·        Repairs – The Onsite Property Maintenance is responsible for attending to repair issues as they arise or must hire someone to attend to the repairs if outside their scope, while being fiscally responsible.  Onsite Property Maintenance’s often have a large network of reliable plumbers, electricians, carpenters and other contractors.  Ability to maintain accurate records, record repairs and pictures to the online program and maintain a schedule with efficiency is a must.·        Rehab-Scheduling preventative maintenance, rehab or unit inspections is required.  There may be a need to change flooring, cabinets, vanities and countertops on a rehab schedule.  Schedule should be clear and concise and appropriate Notices given to tenants to ensure efficiency and effectiveness throughout a rehab of an occupied unit. 
·        Vacant Properties – The Onsite Property Maintenance is to look after vacant properties to make sure there has been no vandalism and to perform routine maintenance and turn over repairs and prep work in order to make units leasable.  This may include changing vanities, cabinets, countertops, painting, replacing flooring, etc.  They also make sure contractors and other repairmen are completing their work in a timely manner.

PAY
Salary based on 32 average hours a week.  Occasionally,  40 hours a week, dependent on turnover, immediate repairs needed, call volume, etc   ·  Weekend work occasionally and on call hours required when necessary, in order to fill vacancies, answer calls, address tenant concerns and emergencies as addresses and fulfill job duties and timelines.  
Position includes:  living onsite in 1-2 bedroom apartment.  Rent, utilities, internet and phone provided and paid for as part of the position.
