Property Maintenance Associate (Commercial):

  • Job Title: Property Maintenance Associate (Commercial)
  • Department: Maintenance
  • Reports To: Property Manager

Job Summary: Oversee and coordinate the daily operations of the maintenance department, and some renovations/remodeling, ensuring all maintenance activities are performed efficiently and effectively.

Key Responsibilities:

  • Complete maintenance and repair work orders, in a timely fashion
  • Perform routine preventive maintenance and program using company software

·       Responsible for general maintenance and operational duties which include performance testing, maintenance, adjustment, and care of            general maintenance

  • Order and replace broken parts or equipment (lighting, plumbing, HVAC, and other building related supplies and tools

·       Identify and create asset records, and update inventory in CMMS database in a timely manner; new parts, deleted parts, defective           and/or depleted.

  • Ensure compliance with safety regulations and building codes.
  • Manage maintenance inventory and procurement of supplies.
  • Coordinate with external contractors and service providers.
  • Oversee the maintenance of building systems, including HVAC, electrical, and plumbing.

·       Proactively inspect grounds and building appearance and condition

  • Prepare and manage the maintenance budget.
  • Respond to emergency maintenance requests.
  • Apply for city required permits to perform work needed
  • Accepts and processes permit and registration applications (i.e., new construction, plumbing, electrical, mechanical, food, etc.) and issues approved permits
  • Communicates amicably with the public and provides general knowledge of city ordinances
  • Develops and maintains constructive relationships with City officials, other departments, regarding the scope of work.

 

 

Qualifications:

  • Proven experience in maintenance supervision or related field.
  • Previous experience in maintenance or other related fields
  • Strong organizational skills.
  • Knowledge of building systems and maintenance procedures.
  • Bilingual (Spanish) speaking is a plus

·       Experience working with CMMS or inventory management software.

Education:

  • High school diploma or equivalent; further education or certification in maintenance or facility management is a plus.

Experience:

  • 3 years of experience in maintenance

Skills:

  • Proficiency in maintenance management software.
  • Ability to multitask and prioritize in a fast-paced environment.

Physical Requirements:

  • Must be able to lift 40 pounds and perform physically demanding tasks.

·       Ability to drive a company provided vehicle; valid driver license with clean driving record required
