The Manager, Market Research is an advisor to the business teams they support, with expertise in market research and analytical techniques. This role is responsible for performing the day-to-day activities related to supporting the Company’s Operations, Marketing, and Leasing activities, as well as overall corporate support when needed.

This role will assist with designing, implementing and managing market research programs and projects to develop an in-depth understanding of First Washington Realty’s business strategies, issues, and needs.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Market Research

  • Set policies and practices for gathering research on market conditions, competitors and consumer trends.
  • Stay abreast of industry developments, technological advancements, and best practices in real estate and property marketing to recommend innovative approaches and tactics.
  • Conduct in-depth market research to identify emerging trends, consumer behaviors, and competitive landscapes in the industry
  • Conduct marketing research surveys and analyze responses to deliver concise direction to inform marketing campaigns and events, leasing decisions and strategic planning.
  • Assist in the development of consumer personas, segmentation strategies, and customer journey mapping to increase engagement at properties.
  • Support the digital marketing efforts by monitoring and gathering competitor intel and relevant data
  • Travel to asset trade areas upon request to gather data and form opinions.
  • Develop a deep understanding of industry performance standards.

Data Analysis

  • Analyze internal and 3rd party market data to provide actionable insights for optimizing marketing and leasing strategies.
  • Monitor and evaluate the performance of marketing and leasing initiatives, leveraging analytics tools and metrics to measure effectiveness and ROI.
  • Understand our tenants that utilize our marketing programs and reach out as needed to gather insights and feedback.

Presentation and Communication

  • Present findings to various stakeholders, including leasing and senior management. Effective communication is crucial for translating complex data into actionable insights.
  • Prepare reports that interpret market conditions and opportunities in the portfolio for retailers along with the analysis of growth and market penetration strategies, competitive influences, demographics and socioeconomic factors.
  • Support investor relations efforts by preparing customized annual presentations and quarterly reports for key stakeholders.
  • Support and help inform the creation of compelling content, product descriptions, and messaging strategies optimized for online platforms and digital channels.
  • Support operations team requests with timely and relevant market data to drive decision-making.
  • Interpret and respond to ad-hoc requests on time.

Research Platform Management

  • Manage data, systems, infrastructure and technology that support retail market research and the company’s national portfolio review process, while making recommendations for enhancements to ensure the company’s competitive edge.
  • Source, purchase, and manage all external market research data sets for the company.
  • Manage budgets for the company’s research support tools for marketing, leasing, and operations.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

  • Bachelor’s Degree in Business, Finance, Marketing, Investor Relations, or related field required.
  • 5+ years of experience in Commercial Real Estate market research and financial analysis or consulting is preferred.
  • Strong analytical skills and work ethic. Excellent qualitative and quantitative analytical skills are essential.
  • Curious and entrepreneurial mindset with a methodical and detail-oriented approach to finding solutions
  • Experience with a broad range of primary and secondary research methods, both qualitative and quantitative.
  • Knowledge of and ability to use tools and techniques for collecting, collating and analyzing information on existing or potential markets to meet market needs.
  • Understanding of social media and digital tracking analytics, particularly their role in planning and reporting on marketing campaigns
  • Possess strong communication, writing, grammar, interpersonal and presentation skills. Able to clearly articulate complex concepts and analyses by transforming quantitative data into simple written communication pieces, (ex. PowerPoint presentations, graphs, charts, etc).
  • Has excellent time-management skills and is able to meet deadlines effectively and efficiently.
  • Proven ability to work closely with leadership to define daily and weekly priorities. Actively seeks and accepts constructive feedback while giving the same.
  • Demonstrate the ability to think clearly and analytically to identify current and future market issues through research techniques and competitive intelligence.
  • Identify current and future market needs and competition as well as trade area determinants (such as changes in transportation policies, housing, etc.). Proactively present these needs to appropriate teams and leadership.
  • Proficient with Microsoft Excel, PowerPoint, Word, and Outlook. Preference for experience with Placer, Esri, or other GIS tools.
  • Has intermediate understanding of real estate fundamentals.

Physical and Environmental Requirements:

  • Requires the use of a computer screen for extended periods.
  • Occasional lifting of 15 to 20 lbs.
  • Extended working hours and travel may be necessary. Can include up to 20% of travel.
