Job Title: Land Development Vice President

Location: Austin, TX

Responsibilities:

We are seeking a dynamic leader to oversee the strategic development and successful completion of new communities. As the Land Development Vice President, you will be responsible for ensuring timely and cost-effective opening of new subdivisions, overseeing all stages from tentative tract maps to finished lot turnover for homebuilding operations. Your role includes comprehensive management of land development activities, regulatory approvals, and collaboration with HOA entities, with strict adherence to divisional budgets and schedules.

Key Responsibilities:

  • Lead the development process from initial feasibility through to project completion, ensuring compliance with all regulatory requirements and approvals.
  • Manage the preparation and execution of joint development agreements, governmental approvals, easements, and necessary legal documentation.
  • Direct the negotiation of contracts with land development contractors and oversee their performance in areas such as grading, utilities, and landscaping.
  • Collaborate with internal stakeholders including Land Acquisition, Engineering, and Purchasing to optimize lot design and utility placement for sales and production efficiency.
  • Oversee the creation and management of HOAs, including the development of CCRs and related documents.

Qualifications:

  • Bachelor's degree in Real Estate, Finance, Construction Management, or Civil Engineering.
  • Minimum of ten years of experience in land development, with a strong understanding of acquisitions and regulatory processes.
  • Deep local real estate knowledge preferred, with expertise in reimbursement agreements, purchase contracts, entitlements, and zoning.
  • Proven leadership skills with experience in managing department operations, budgeting, and team development.
  • Strong analytical skills and financial acumen to monitor project financials and ensure profitability.
