JOB SUMMARY:

 

The Chief Engineer is responsible, at this Class A commercial office/life science building, for the efficient hands-on operation of all building systems (HVAC operations, mechanical, electrical systems, drainage and plumbing, elevators/escalators and security/fire/life safety); general and preventative maintenance; tenant services; utility tracking; , construction and tenant improvement coordination, vendor oversight and selection, training and supervision of competent, service-oriented engineering staff supervision. 

 

Ensures compliance with Company Engineering Assumptions / Culture, preventative maintenance programs and procedures, Standard Operating Procedures, Company Mission, Vision and Values as well as all Building/Fire/Health Department codes. The Chief Engineer works to maintain the building complex as efficiently as possible, continually looking for ways to save energy.

 

The ideal candidate will be technically competent and a knowledgeable resource in the field of building automation including current migration of existing building EMS from Johnson Metasys to Niagra BACnet Open Protocol, central plant operations, construction management/coordination, building maintenance, electrical and plumbing, ducting, air balancing, preventative maintenance and corrective maintenance who will lead with integrity and set a superior example with regard to both technical skills and interpersonal relationships.

 

ESSENTIAL FUNCTIONS:

  1. Staffs and manages the property’s engineering department.
  2. Maintains a safe environment for all building occupants, including complying with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety, and keeping meticulous records (e.g. maintenance logs, reports and work orders).
  3. Work cooperatively with other members of the property management team to maintain positive relationships with tenants, owners, vendors and co-workers. Consults with tenants to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
  4. Monitors building systems [Building Management System (BMS) and Energy Management System (EMS), including HVAC operations, mechanical, electrical systems, elevators/escalators and security/fire/life plus safety drainage and plumbing] to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by Company, including evaluation, testing and calibration of all systems on a regular basis as required.
  5. Formulates and implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  6. Ensures the proper provision or tools, equipment and supplies, including maintaining organization inventories of same, and ensuring OSHA compliant safety training for all equipment used by employees.
  7. Assist engineering staff with repairs and projects when necessary.
  8. Leads operations, hires and schedules staff, assigns work orders, and/or provides technical and procedural training of engineers, coworkers and subcontractors.
  9. Oversees and inspects the work performed by engineering staff. Determines that work is complete, equipment is fully functional and client space is in prime working condition.
  10. Prepares or contributes to the building’s engineering department annual budget and works with the approved budget.
  11. Arranges for vendors and subcontractors as needed, including attain efficient and effective service while controlling costs. Also, oversees any construction activities and reports back to management as required.
  12. Responds quickly to emergency situations, summoning additional assistance as needed.
  13. Contribute ideas to continually improve property management services and internal processes and provides reports, as required, to Property Manager and Company operations management.
  14. Assists the Stockdale development team in oversight of capital projects including building improvements and tenant improvements.

 

OTHER FUNCTIONS:

  1. Facilitates engineering department meetings and attends management meetings and training as required
  2. Any other duties as assigned by your supervisor which are necessary for the continued operation of the company

 

QUALIFICATIONS:

Education:

  • HS diploma or GED

Training & Experience: 

  • 7 years’ experience commercial office building engineering experience; minimum 2 years as an Assistant Chief or Chief Engineer
  • 2 years’ experience in a trade (plumbing, electrical, HVAC, etc.)
  • Vocational training; or equivalent combination of education & experience may substitute for experience, and/or experience in building related trades in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry
  • Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems

Language Skills

  • Must have the ability to communicate in English.
  • Ability to read and interpret documents such as safety rules, architectural drawings, operating & maintenance instructions, and procedure manuals
  • Ability to read Safety Data Sheets, hazard material labels and instructions

Mathematical Skills

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
  • Ability to compute percentages

Technology:

  • Ability to learn and use Power Logic, or similar software
  • Basic computer and internet skills, proficiency in MS Office Suite

Licenses, Certifications & Special Requirements:

  • Universal CFC Certification recommended; may be required to complete some building/operational requirements
  • HVAC certification helpful but not required.

WORK ENVIRONMENT:

While performing the duties of this job the employee is frequently exposed to moving mechanical parts and fumes or airborne particles.  The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.  The noise level in the work environment is usually moderate to loud.


PHYSICAL DEMANDS:
