The Property Manager at House of India Inc will ensure that all properties operate smoothly, including but not limited to maintenance, daily operations, legal compliance and financial responsibilities. This position will be directly in charge of vacancies, coordinating maintenance work, enforcing leases, new acquisitions, preparing reports. and potential property transactions. This position will include management of all aspects of the sales and use and property tax compliance process, planning, audits and system integration.

Essential Functions

  • Act as regional property manager overseeing the Company’s existing assets across the nation, while expanding the platform with the management of additional Company properties and implementing a third-party property management business.
  • Prepare and manage property budgets, collect rent payments, and handle financial reporting. Ensure rent is collected on time and manage delinquencies.
  • Prepare reports on the financial performance of properties.
  • Work jointly with company Principals and operational managers to set the property vision, develop best practices/procedures, and be the point person on implementation and roll out of the property business.
  • Oversee day to day operations of the property management group.
  • Identify new potential third party business relationships and pitch new business with company Principals.
  • Oversee required monthly, quarterly and annual reporting of the property portfolio to the Company’s management team, investors, and lenders.
  • Assist in due diligence and underwriting of potential new acquisitions.
  • Advertise vacant units, screen prospective tenants, and execute lease agreements. Minimize vacancies through effective marketing and tenant retention strategies.
  • Setting rental rates, negotiating and enforcing lease agreements.
  • Coordinate and oversee property maintenance and repairs, ensuring that properties are well-maintained and safe.
  • Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
  • Maintain all statutory required records
  • Terminating leases and initiating eviction proceedings.
  • Responsible to support and promote company policies and procedures to the company's business clients, insurance carriers, providers, vendors and contractors.
  • Assists in managing relationships with all third-party risk management providers (brokers; insurance carriers; and consultants)
  • Reviews loss analysis; identifies key exposures; recommends mitigation solutions; and implements authorized strategies
  • Ensure compliance with relevant laws and regulations
  • Partner with Counsel and liaison legal issues with pertaining to all HOS property

Required Education and Experience

  • Bachelor’s degree in finance; accounting; or property management
  • 5 to 10 years of experience in either risk management or insurance or property management
  • A “high-level” understanding of property management, risk management, insurance and claims
  • Exceptionally organized, efficient, and articulate
  • Excellent analytical and communication skills
  • Ability to operate in a fast-paced environment

Preferred Education and Experience

  • Previous corporate experience or warehouse management
  • Demonstrated ability to be self-motivated and perform job tasks independently in an unstructured environment with limited direction
  • Comfortable in a fast-paced, growing company
