Our Property Manager position is an exciting opportunity to combine your self-storage background and customer service expertise with your passion for sales and operations. The successful candidate must,

  • Manage day-to-day operations of the facility, including overseeing maintenance, cleanliness, security, and overall appearance; utilizing existing staff, suppliers, and yourself to maintain an "always ready" facility.
  • Enhance tenant satisfaction and drive retention by providing excellent customer service to current and prospective tenants by understanding their needs, responding to inquiries quickly, conducting facility tours, assisting with the rental process, and addressing customer concerns or issues promptly and professionally.
  • Develop and implement strategies to attract new tenants and maximize facility occupancy through market research, promoting the facility through various marketing channels, and actively managing online listings and advertisements.
  • Evaluate the facility's performance and make data-driven decisions by generating reports on facility performance, occupancy, and other relevant metrics.
  • Manage the rental process, ensuring accurate and timely collection of rents, managing rent increases and overseeing lease agreements. This may involve processing rental payments, issuing invoices, managing delinquencies, and coordinating lease renewals.
  • Serve as the escalation contact for other on-site staff, customers and suppliers, resolving escalations efficiently and effectively. This includes promptly analyzing the problem, gauging severity and urgency, identifying appropriate solutions, and ensuring proper documentation to reduce recurrence.
  • Effectively communicate and escalate potential changes, impacts and situations to the appropriate representative in a timely fashion to mitigate business impact. Clear communication with stakeholders is essential to address issues and implement necessary changes to reduce recurrence.
  • Adhere to local, state, and federal regulations governing the self-storage industry. This involves staying updated on relevant laws, maintaining necessary permits, and coordinating inspections or audits.
  • Supervise and manage on-site staff, such as Assistant Managers or Maintenance personnel, by providing guidance, training, and support to ensure smooth operations, high-quality service delivery, and employee retention.
