REMODELING ESTIMATOR

 

SCHEDULED DAYS/HOURS: Monday-Friday, Business Hours

REPORTS TO: Production Manager

STARTING SALARY: Based on experience

 

GENERAL SUMMARY: A Construction Estimator is responsible for building relationships and working effectively with the team, non-select vendors, and trade partners to produce accurate and complete project estimates on schedule. Tasks include gathering and reviewing trade partner and non-select vendor project estimates, performing take-offs to estimate hours for internal staff, managing multiple projects simultaneously, and communicating estimate updates to the team.

 

 

RESPONSIBILITIES:

  • SOURCE, COORDINATE, AND MANAGE TRADE PARTNERS THROUGH THE PROJECT DESIGN PROCESS
  • Collaborate with Production Manager on the selection of trade partners, including vetting and quality assessments.
  • Manage front-end relationships with non-select vendors and trade partners.
  • Manage scheduling and prepare materials needed for Trade Partner Meetings.
  • Inspect existing measurements and site conditions; organize and lead Trade Partners through Trade Partner Meetings.
  • Ascertain and communicate non-select vendor and trade partner lead times and pricing brackets.
  • Follow up with non-select vendors and trade partners to ensure their quotes are received on time.

 

  • BUILD AND CREATE PROJECT BUDGETS
  • Work with designers and consultants to ensure a complete understanding of the project.
  • Read and interpret plans and specifications, questioning plans for buildability and accuracy.
  • Select trade partners and non-select vendors appropriate for the project budget and expectations.
  • Perform take-offs for non-select aspects of remodeling projects, reviewing all quotes and specs for accuracy in comparison to the scope of work.
  • Redline drawings as necessary when more information is required.
  • Assemble related project data into project management systems, ensuring notes contain necessary details and descriptions for successful production.
  • Analyze the accuracy of past and current project costs to better estimate future work.
  • Maintain standard material prices in project management systems for estimating.

 

  • COLLABORATE WITH DESIGN AND PRODUCTION TEAMS
  • Collaborate with consultants and designers in identifying project complications; propose solutions and participate in inter-departmental strategy meetings for value engineering, feasibility studies, and budget development.
  • Provide post-sale and production support for the life of the project.

 

STANDARDS:

  • ABILITY TO READ TECHNICAL DOCUMENTS: Estimators need to study design specifications, technical documents, and interpret blueprints, plans, and other reports to pinpoint essential areas that might affect project costs.
  • ORGANIZATION/MULTI-TASKING: Estimators must be highly organized, able to plan and prioritize tasks effectively, create systems to increase efficiency, and manage tasks even under strict deadlines.
  • ANALYTICAL SKILLS: Perform analysis to provide material cost savings where applicable, evaluating data to make competitive and accurate bids.
  • DETAIL-ORIENTED: Review overall scope and plans before diving into details, focusing on detecting discrepancies and inconsistencies.
  • COMMUNICATION: Use precise language to express opinions and concerns, listen attentively, provide specific feedback, and ask clarifying questions.
  • CRITICAL THINKING: Possess the ability to focus on tasks, identify cost savings, and estimate labor hours accurately.
  • TIME MANAGEMENT: Prioritize tasks to meet deadlines, persistently gather necessary information, and ensure accurate cost estimates.
