Job Summary: The Facilities Manager is responsible for leading and supervising the maintenance
team for the 7 different Westport and Fairfield housing complexes.


ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned…
• Oversees the daily workflow, scheduling, and assignments of the maintenance team.
• Assists with planning, preparation of training, and orientation for new maintenance team members.
• Collaborates with team members to discuss upcoming work assignments and delegates work assignments
based on the team members' skills and experience.
• Be available and "on-call" on non-business hours to address emergency calls from residents.
• Ensures maintenance and repair work is completed safely, efficiently, and in a timely manner.
• Inputs work orders into PHA software, closes work orders and runs reports in PHA Web software, and any
other software required.
• Inspects work performed by maintenance team and contractors.
• Tracks and logs workers' time, materials, and other resources used for inventory purposes.
• Evaluates facilities and units to determine maintenance or repairs that need to be performed.
• Enters, manages, prioritizes, and closes work orders.
• Plans budgets and schedules facility modifications, including cost estimates on equipment, labor, materials,
and other related costs.
• Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for maintenance
equipment.
• Provides recommendations for maintenance related purchases.
• Collaborates with other appropriate management staff to prepare and implement budget.
• Meets with maintenance staff on a daily basis to check-in on status of unit turns and submitted maintenance
requests.
• Establish and implement preventative maintenance programs for all sites.
• Creates a maintenance database.
• Completes final walk through & inspection of units before new move-ins to make sure that everything is
working properly for the new tenant.
