To date, Henrich D + C continues to provide commercial Drywall and Carpentry services for Owners, Major Developers, GC’s, and CM’s throughout the tri-state area for various market sectors  including; Commercial facilities, Schools, and Retail establishments; with a core concentration in the residential Low- Mid -High Rise Coop/ Condo, and Affordable Housing market for new and existing structures.

To support our growing operations, we have an immediate need for a talented and experienced Senior Cost Estimator / Project Manager to join our team. It is anticipated that the selected candidate will work directly at the offices of Henrich D + C. This position reports to the Managing Director and requires excellent communication and analytical skills and the ability to work in a collaborative environment.

Responsibilities include, but are not limited to the following:

-        Cost Estimating:

·        Reviewing plans and specifications thoroughly to identify scope of work, inclusions, exclusions, and qualifications. Define and question missing scope items and/or discrepancies within the plans.

·        Organize and put together clear and accurate take-offs by performing quantity survey/cost analysis and set production rates while keeping organized notes to back up approach and further discussions with senior management.

·        Identify areas for cost reductions and provide value-engineering concepts/comments. (If necessary)

·        Communicate difficulty factors such as safety issues, site and logistic constraints, lead- times, man- power, and other cost impacting conditions Attending job walkthroughs.

·        Creating and presenting all-encompassing bid proposals professionally communicating the proposed scope of work, alternates, qualifications, exclusions, value engineering, etc., (Skilled in the creation and presentation of all-encompassing bid proposals professionally)

·        Creating, fostering, and maintaining relationships with 2nd Tier- subcontractors providing services to complete our required scope.

·        Clear understanding of common materials and staying current with new materials introduced to the industry. Fostering and maintaining relationships with Material suppliers, overseeing material orders, procuring materials and equipment with vendors. (With assistance from project Admin)

·        Understanding of product yields, advantages, disadvantages, and substitution alternatives. Also, understanding of technical documents such as UL and STC Ratings, ASTM, etc., with a demonstrated ability to resolve conflicts within bid documents via the RFI process.

-        Project Management:

·        Assist with leadership and technical support to project teams including, job Forman, office staff and other departments.

·        Assist in managing projects including risks to budgets, schedule, quality, for overall profit and success- with assistance from senior management. Deliver successful projects to clients, on schedule, on budget and with the highest quality.

·        Ability to build and maintain relationships with appropriate individuals within existing and potential customer’s organizations.

·        Engage with client professionally and effectively during the bid process and throughout project when awarded.

·        Reviewing contracts to ensure that scope of work, inclusions, and exclusions match those listed in the proposal- payment and retention procedures, change order procedures, allowable mark-ups, arbitration, damages for delays, bond requirements, and other risk factors- with assistance from senior management, and firm attorney (when necessary)

·        Prepare schedule of values with input from senior management. Provide project reports and budget forecasts, complete monthly billing/ application for payment and change orders.

·        Be instrumental in Pre-Job meetings with the Project Team to discuss all elements of the contract, scope of work, schedule, and all other information regarding the project.

·        Oversee and assist with managing the project- work with the Project Admin from job set-ups and billings through to the collection of retention.

·        Timely price and process all change orders with input from the Project Team.

·        Be an instrumental part of the Project Team from the beginning of a project through close-out.

Minimum Requirements / Required Skills:

·        BA/BS in Architecture, Engineering, or Construction. (Or a combination of experience)

·        5+ years of estimating experience on drywall, framing, lath/plaster, fireproofing, taping, acoustical ceiling, and EIFS/exterior projects of $2M+

·        Track record of successful/profitable estimates.

·        Knowledge of material/labor pricing, building codes, and construction procedures/markets.

·        Experience as project manager of metal studs/drywall, paintings, EIFS or related scopes.

·        Proven leadership and supervisory experience.

·        Professional, self-motivating and positive attitude.

·        Computerized estimating software experience.

·        Computer knowledge and efficiency, including Microsoft Office products; Knowledge of Prolog.

·        Overall understanding of industry; hands-on-experience; Familiarity with requirements of drawings and specifications and with terms and conditions of Project Contracts, Subcontracts and Purchase Orders.

·        Strong written, verbal communication, management, and good math/ accounting skills.

·        Proficient with taking and uploading digital photographs.

·        Ability to review and analyze schedules and changes to determine the impact on a project.
