Role Summary:

The Director of Growth will play an integral role in Kiln’s expansion across the US West. Specifically, they will own market research, site identification, financial analysis, deal negotiation, partner relations, and cross-functional project management for all new locations in their assigned region(s). Additionally, this role will support in other strategic projects related to increasing revenue growth potential beyond expansion of footprint.


Goals and Objectives 

  • Support Kiln in achieving our annual new location growth target, while upholding our brand values and high standard of quality. 
  • Establish our brand in new markets via critical financial and operational partner relationships. 
  • Facilitate new location launches from document signature to doors open, supporting cross-functionally against budgets, timelines, and other contractual terms.


Major Responsibilities:

New Location Development

  • Conduct qualitative and quantitative market research to inform where and how we add new locations.
  • Identify and develop relationships with key potential financial and operating partners in target markets. 
  • In partnership with our Finance, Construction, and Operation Teams, develop proformas for each potential new deal to determine economic viability and inform negotiations.
  • Determine real estate of interest, often in partnership with preferred local brokers, and ensure that it meets our brand values and known operational specifications.
  • Lead negotiations with real estate partners, leaning on our outside counsel and in-market brokers for expert guidance on key terms.  

Project Management

  • Document and share with all relevant internal parties key terms for each executed deal.
  • Ensure our adherence to all contractual terms, most importantly timelines and budgets for design, permitting, and construction phases of development. 
  • Manage points of communication with real estate and financial partners to maintain strong relations and transparency.  

Strategic Projects

  • Stay educated on commercial real estate and hospitality trends and share internally to ensure Kiln is always in the best position for long-term success. 
  • Explore and present new and improved ways to structure and capitalize the deals for our new locations.
  • Partner with our Design, Construction, Finance, and Operation teams in developing and/or improving the systems and processes we use to launch a new location. 
  • In partnership with the Chief Growth Officer, prioritize 1 to 2 strategic projects annually to explore and validate initiatives to grow revenue potential in our active markets beyond expansion of footprint.


Ideal Experiences and Skills:

  • 5 to 7 years of experience in real estate transactions or complex negotiations
  • Capable of assisting in the drafting and negotiation of contracts and other legal documents, most importantly being detail oriented
  • Financial acumen to navigate financial statements and pro formas 
  • Propensity to quickly understand the cultural and economic dynamics of different communities across the US West
  • Strength in project management skills sets, especially effective organization and communication
  • Desire to join a high-growth, customer experience-centric brand
  • Dynamic and engaging personality to originate and maintain critical relationships with sophisticated real estate and finance professionals
  • Passion for commercial real estate and/or hospitality industries
  • Interest in being an autonomous contributor, while supporting cross-functional objectives
