 DISTRICT PROPERTY MANAGER

 

Our client is a large residential real estate operator in the Dallas/Fort Worth area with a growing portfolio of assets. They are looking to hire an Area / District Manager to provide operational support to an assigned portfolio in the area. The individual may be asked to occasionally travel to other properties outside of the DFW area.

 

This individual is responsible for supporting operations and leasing efforts across the assigned portfolio of properties. It will require a strong focus on revenue management, expense management, leasing, renewals, marketing, strategy, coaching, and leadership.

 

DUTIES:

 

Provide direct support and leadership to Property Managers to help ensure operational success. This includes but is not limited to:

    • Coaching on sales techniques and resident interactions
    • Leadership calls
    • Corrective measures as needed.

Take an active approach in accomplishing sales and financial objectives that at times will include:

· Schedule organize and conduct tours with prospective resident and or families.

· Timely respond to and follow-up with to all walk-ins’ tours, phone calls, email, etc.

· Assist with annual lease renewals.

· Manage move-ins and move-outs with the Property Manager to achieve maximum revenue.

· Outreach Marketing - Create, plan, and implement lead generating events to bring in prospective residents and industry professions such as but not limited to seminars, speakers, themed events, holiday events, etc.

Work closely with the Director of Sales and Marketing to achieve established goals for contacting leads, and ratios for Lead/Tour and Conversions to applications /leases.

Assess on-site operations and sales/leasing processes and personnel.

Assist asset management team in reviewing performance analytics on a property and portfolio level and providing critical feedback.

In consultation with Property Manager; on-board and coach newly hired managers.

Support property special events in person and or remotely to support marketing efforts and help manage property expense controls.

Thoroughly understand competitive market and assist with updating competitive analysis quarterly/annually.

Support properties as needed by accepting and conducting operations and sales calls remotely when onsite team is not available.

Perform duties of Property Managers or Leasing personnel when vacant positions occur. Ensure properties continue to operate effectively and ensure sales/leasing and financial objectives are achieved.

 

QUALIFICATIONS:

1. Bachelor’s degree required.

2. 7+ years of multi-site experience as a Sr. Property Manager, Hotel GM, or Retail Regional Manager

3. Strong understanding of residential property operations in multi-family or senior living. Multiple lease-up experience a major plus.

4. Previous sales/leasing experience in senior housing and/or multi-family.

5. Diverse knowledge of sales, CRM, and financial systems. Yardi experience preferred.

6. Strong communication and organizational skills, ability to multi-task.

7. Ability to quickly assess situations, determine course of action, and execute .

8. Ability to occasionally travel to other properties as needed..
