Job Responsibilities


OVERVIEW & QUALIFICATIONS 

Michael Kinder and Sons, a fourth-generation family-owned Design-Build Construction Firm, is seeking an experienced Project Manager with a minimum of five years of experience in the commercial construction industry (office and field experience desired).

 

The Project Manager will contribute to a growing organization by providing unparalleled customer service and maintaining accurate and dependable job management. Excellent writing, organizational and computer skills (MS Excel, MS Word) required. Successful candidate will be comfortable working independently and with a team of dedicated professionals in a fast-paced office environment.

 

The Project Manager is responsible to create optimum profit for the company by successfully managing each project from concept to completion while effectively managing customer expectations. The Project Manager will be expected to work with people in all levels of Project Management and Field Supervision to establish operational priorities and ensure a quality project.

 

Responsibilities include but are not limited to the following:

 

SKILL & RESPONSIBILITIES

  • Oversee and manage the construction project from conceptual design to project closeout
  • Perform a key role in project planning, budgeting, and identification of resources needed
  • Assist in development and execution strategies for projects, including planning (logistic & staging plans, project schedules, scopes of work, partners), budgeting support, and identification of job specific resources
  • Develop in conjunction with Senior Project Manager objectives/goals for each project and team assignments
  • Execution and support of project accounting functions including management of project budgets, detailed review and award-issuance of subcontracts and supplier purchase orders, monthly project cost reports, invoice tracking and review (final approval in TimberScan)
  • Accountable for overall project schedule and corresponding look ahead schedule in conjunction with other Team support and input from Project Superintendent
  • Devise the project work plans and make revisions as and when needs arise working with Project Superintendent and Senior Project Manager
  • Communicate effectively (oral and written) with the subcontractors, clients and MKS Team
  • Lead, coordinate and implement effective meetings and follow-up:
    • Preconstruction Turnover Meeting to Construction Team
    • Project Kick-off Meeting
    • Construction Progress Meeting and OAC Meetings
    • MEPFP Coordination Meetings
    • Turnover-Commissioning Meetings
  • Ensure customer satisfaction by identifying and exceeding client needs
  • Support Preconstruction and Estimating Team with subcontractor and self-perform bid process
  • Oversee and initiate subcontractor and material purchasing in accordance with project budget.
  • Oversee and manage jobs in progress including subcontractor coordination, conflict resolution, submittals, RFI's and changes while ensuring quality and safety on every job
  • Manage project costs through the ongoing evaluation of labor, material, and equipment; continue to forecast and analyze construction costs, exposures, and profits through project completion
  • Ensure timely completion of project closeout and follow-up warrantee work
  • Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork
  • Communicate effectively, both written and verbal instruction, directives, and approvals
  • Interact and build superior relationship with clients and identify any potential prospects through referrals to identify and pursue potential work
  • Maintain a safe workspace by enforcing safety standards, procedures and keeping in compliance with legal regulations
  • Ensure documentation is complete

  • Position Internal Interaction | CEO, President, Estimating, Accounting, Business Development, Accounting, Purchasing Warehouse Manager, VP of Operations, Field Operations Coordinator, Safety Manager, Field Personnel and Support Staff
  • Position External Interaction | Owners, Owner Reps., Architects, Engineers, Subcontractors, Suppliers, and any others assigned to the specific project

EDUCATION & EXPERIENCE

  • Bachelor’s Degree in Construction Management, Engineering, or related degree preferred
  • 5+ years’ experience in commercial-industrial construction and project management
  • Thorough knowledge of all aspects of construction (technology, equipment, methods)
  • Ability to implement and follow Company policies, procedures and standards is essential
  • Excellent communication, organizational, supervisory, and planning skills required
