Job DescriptionJob Description

National owner and operator of commercial properties is seeking an experienced and hands on Lead BUILDING ENGINEER to join their established and dynamic team.

Manage the day-to-day efficient operation, maintenance and repair of all building and site systems for a particular site or assigned group of buildings. Building systems include HVAC, electrical, lighting, plumbing, energy management, and fire protection.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assist on calls and service requests for repairs in tenant spaces and building systems as required and/or assigned.
  • Respond to and perform special requests as designated from the property management.
  • Must have detailed knowledge to perform Preventive Maintenance (PM) on all mechanical, electrical, and plumbing systems. The PMs once completed on all equipment will be logged in accordance with building standard operating procedures.
  • Keep all mechanical equipment, mechanical and electrical areas clean, organized and in working order in accordance with company standards and the appropriate codes and regulations.
  • Interact and cooperate effectively with tenants, customers, contracted services personnel, management and building staff using correct communication skills and following the proper communication channels as defined by management.
  • Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs as required by Owner, Company, Local, State and National regulations.
  • Maintain an up-to-date inventory of needed and required spare parts and tools.
  • Order supplies and parts for delivery and/or pick up as approved and directed by supervisor.
  • Respond to and provide after hour on call services as required and/or assigned.
  • Perform all duties and tasks that may be assigned including assignment to other properties.
  • Work collaboratively with staff including training where needed.
  • Supervise any outside vendors or subcontractors.

Qualifications:

  • A minimum of 5-7 years of experience as a Building Engineer or equivalent experience and responsibilities including working knowledge of commercial office building plumbing, electrical, fire, and various HVAC systems, as well as pneumatic, DDC and building automation control systems.
  • EPA Universal certification highly desired.
  • Strong interpersonal and supervisory skills. Ability to communicate effectively with co-workers, tenants and vendors.
  • Strong technical and problem solving abilities including those related to mechanical controls.
  • Possess knowledge of safe and efficient operation of all equipment, power and hand tools including but not limited to a snow blower.
  • Ability to work independently as well as a productive member of a team. Be able to coordinate projects or tasks efficiently and optimize the performance of others. Ability to handle multiple tasks.
  • Ability to demonstrate exemplary tenant relations and provide excellent customer service.
  • Proficient computer skills necessary to operate computer for general day to day work and communications and Building Automation Systems (when applicable).
  • Ability to type or write as needed.
  • Familiarity with OSHA, NEC, NFC and Life Safety codes.
