Our client, located in Dallas, is looking for a Construction Project Coordinator to join their team on a contract-to-hire basis. 

Key Qualifications: 

  • Experience identifying, negotiating with, and onboarding new vendors is required
  • Construction Project Coordination experience is required 
  • Procurement and/or supply chain background is helpful  
  • A background working with contracts is helpful 
  • Must have strong communication and organization skills


Summary: 
Join as a Construction Project Coordinator and play a pivotal role in ensuring the smooth operation of construction projects for our Capital Projects/Redevelopment team. As the Construction Project Coordinator, you will be responsible for negotiating terms with vendors, analyzing pricing structures, and identifying potential new partners. Your keen eye for detail will be essential as you manage vendor onboarding packages and ensuring compliance. 

Responsibilities: 

  • Negotiate terms and conditions with vendors, encompassing discount terms, contract pricing, and material pricing.
  • Conduct analysis of current vendor pricing to identify outliers and optimize procurement strategies.
  • Research and identify new vendors for the SHO Capital/Redevelopment team, ensuring alignment with the company's standards and requirements.
  • Compile comprehensive vendor onboarding packages, including thorough reviews of licenses and insurance to ensure compliance with company policies.
  • Collaborate with Risk Management to address and resolve insurance discrepancies promptly and effectively.
  • Address budgetary issues, invoice discrepancies, and pricing discrepancies as they arise, ensuring financial integrity throughout project execution.
  • Prepare and assemble contract packages, including budgetary estimates, requests for proposals (RFPs), project scopes, and schedules, facilitating contract execution on behalf of Project Managers.
  • Coordinate and facilitate pre-construction and post-construction meetings, ensuring effective communication and alignment among project stakeholders.
  • Oversee the purchase order cycle from initiation to completion, ensuring accuracy and timeliness in procurement processes.
  • Support project managers in monitoring project progress, billing, and deliverables, providing regular updates to stakeholders as needed.
  • Foster collaboration and synergy among project team members to enhance productivity and achieve project objectives.
  • Continuously assess and refine project processes to drive efficiency and effectiveness, contributing to ongoing improvement initiatives.


Requirements: 

  • At least 3 years of relevant experience.
  • Bachelor’s Degree preferred or equivalent experience
  • Yardi/Payscan experience preferred.
  • High degree of proficiency in Microsoft Office suite
  • Strong oral and written communication skills
  • Ability to manage multiple priorities and deadlines
  • Strong interpersonal skills; ability to relate and to get along with others
  • Ability to make decisions on minor issues in accordance with company policy.
  • Demonstrated organizational skills and ability to manage multiple projects simultaneously.
