Works-in-Progress Associates (WPA) is seeking an experienced Assistant Project Manager to become an integral part of our team The Brooklyn Animal Care Center (BACC) project will include demolition of the existing building and construction of a new two-story 23,845 SF building on the same lot. The new facility will house admissions, adoptions, medical services, and boarding for dogs, cats, and rabbits. Support spaces will include open-air courtyards and a dog run, offices, restrooms, and storage. Site work will include parking for staff, visitors, and shelter vehicles, as well as site lighting and low-maintenance planting throughout.

 

Minimum Requirements:

  • Baccalaureate Degree in Business, Engineering, Construction Management, Accounting or related field from an accredited college or university
  • Minimum 4 years of full-time experience as an assistant project manager in the construction industry.
  • A driver's license valid in New York State.
  • Demonstrated proficiency with all applicable software packages including but not limited to MS Windows; MS Office (including Project, Word, Excel, Outlook, and PowerPoint), and Adobe Acrobat.
  • Must be authorized to work in the United States
  • Must be willing to undergo a background check, in accordance with local law/regulations.

Primary Responsibilities:

  • Reviewing shop drawings and technical info and follow up with GC/Designers to comply with spec and contract documents.
  • Ensuring approvals obtained in line with the submittal schedules and release for Just in Time (JIT) delivery to site of critical long lead items.
  • Assist in reviewing and commenting on safety Job Hazard Analysis (JHA) in line of safety with NYC Department of Design and Construction's (DDC’s) requirements and pertaining to field conditions prior to start of work.
  • Formulating logs (safety certs., LEED update logs (high level), Insurance certs, document controls, etc.) and tracking on a daily and monthly basis.
  • Following up with GC regarding submissions of critical docs (PLA, 2-week look ahead)
  • Assisting the PM in writing meeting minutes and updating the bi-weekly reports
  • Assisting/conducting meetings as needed related to document controls for LEED, BIM coordination, commissioning, etc. and documenting/publishing minutes.
  • Assist in reviewing payment requisitions and verifying field quantities.
  • Benchmark document safety review / upload as needed for DDC communication.
  • Populating DDC payment requisition and uploading on DDC’s website.

Additional Responsibilities, as needed:

  • Attending meetings and writing minutes of project meetings
  • Monitor the project schedule and budget.
  • Provide document control oversight and perform document control when needed.
  • Prepare for preconstruction meeting (agenda, early action letter)
  • Oversee Setup and maintenance of project files.
  • Process / distribute / review submittals, RFIs, project documents, correspondence.
  • Generate progress pay estimate or reviews contractor payment application for accuracy; ensures audit proof documentation is compiled for each pay estimate.
  • Manage RFIs, including distribution and log.
  • Perform labor compliance / EEO reviews / interviews.
  • Perform claims management tasks.
  • Perform schedule reviewing tasks.
  • Prepare correspondence.
  • Reviews certified payrolls and extra work bills for compliance with prevailing wage laws; conducting or coordinating labor compliance interviews and documenting nonconformance.
  • Oversee Maintenance of all project logs
  • Draft change orders/change notices
  • Contract close-out.
  • Other duties related to construction site activities as needed.

Company DescriptionWPA is a woman-owned Owner's Representative firm and we manage construction projects for mostly nonprofits including schools, hospitals, libraries, etc. in the New York City area. We have been in business for over 30 years and have completed well over 400 projects. We currently have somewhere between 40-50 employees.

Because we are a woman-owned firm we are on contracts with larger Construction Management firms such as LiRo, Hill International, Jacobs, Tectonic, Gilbane, etc. and we help them to meet their WBE goals. We provide Project Managers, Inspectors, Estimators, Office Engineers and so on.
