Job DescriptionJob Description

Well established property management company in Boulder, managing two hundred plus locations and 1,000 units, seeking an experienced qualified professional to lead the maintenance department. A positive, solution-based attitude is a must for this position.

Below are the minimum requirements to apply for this role as Director of Maintenance.

General Construction Knowledge:

*Three to five years of maintenance or program supervision or related experience is required. Working knowledge of HVAC, mechanical, electrical, plumbing, and construction required. Two plus years of managerial experience required.

Strong People Skills:

*Ability to communicate with all participants involved in our business including property owners, team members, contractors, vendors and tenants, and parent guarantors.

*Open and consistent communication with property owners to identify needs for remodels, future projects, and general upkeep. Presenting owners with viable options and suggesting the best solutions and why it is the best solution.

*Coordinating communication between team members regarding the status of maintenance projects in weekly meetings and daily updates.

*Interviewing and hiring general contractors, maintaining relationships with them, and setting the standard we expect to achieve. Managing follow-up and constructive feedback.

Management Skills:

*Direct and oversee all aspects of the maintenance department including budgeting, scheduling, compliance, and quality control. Maintain accurate records of all maintenance activities, including but not limited to: work orders, invoices, and inventory levels.

*Strong project managements skills with the ability to prioritize tasks and meet deadlines. Organizational and problem-solving skills required.

*Ability to maintain a professional demeanor at all times. Ability to multi-task and work positively in stressful situations.

* Respond to emergency situations in a prompt and efficient manner, taking all the steps to mitigate damage and minimize downtime. Minimize impact to property, tenants, and team as primary focuses.

*Excellent computer skills

*Highly organized

*Must be knowledgeable of all city, state and federal codes. Most importantly habitability laws for residential renters.

*A working knowledge of OSHA regulations.

*Background check required

Job Type: Full-time

Pay: $100,000 to $125,000 dependent on qualifications.
