A 40 + year-old residential management company in Hudson County, NJ is seeking a Property Manager/Licensed Real Estate Broker for a portfolio of high-rise affordable housing rental and condominium properties. The company is interested in expanding the portfolio in which the successful candidate will participate.

Responsibilities Include:

  • Supervision of a staff of 20 including – office manager, accounting, tenant services, superintendents, maintenance, porters, painters, grounds
  • Monitor rent collections and process delinquencies
  • Maintain records from operations and coordinate best practices with office and accounting staff
  • Interact with tenants, investigate and resolve tenant complaints, and oversee work order requests
  • Oversee apartment turnovers, minimizing downtime
  • Leasing vacancies
  • Obtain bids for various improvements and maintenance projects
  • Routine inspection of properties and documenting conditions and needs
  • Oversight of all property operations including physical, mechanical, financial and tenant interactions.

Knowledge and Skills Required:

  • Previous experience in property management
  • Familiar with local, state and federal laws and regulations, especially Fair Housing Guidelines
  • Strong interpersonal & business communication skills
  • Maintain positive professional work relationships
  • High level of organization and attention to detail
  • Ability to efficiently multi-task, practice time management
  • Competence with office management software, MS Office
  • Knowledge of AppFolio (or similar program)
  • Knowledge of financial reporting
  • Knowledge of Section 8 and housing subsidy programs helpful.

Requirements:

  • Associate or Bachelor’s degree from an accredited college or university
  • Must have a current New Jersey Real Estate Broker’s License (to be Broker of Record)
  • Strong writing and communication skills for preparation of general correspondence to residents, vendors and others.

Hours: Mon - Thur 9-5; Fri 10 – 2 (Must be available nights and weekends to respond to emergencies).

Salary $100 – 125K plus bonus, incentives and benefits
