Job Summary: The Property Maintenance Technician is responsible for the upkeep and maintenance of self-storage units and the overall facility. This role ensures that all units and common areas are clean, functional, and safe for customers and staff. The technician will perform routine maintenance, address repair needs, and assist with improvements to the property.

Key Responsibilities:

  • Routine Maintenance: Perform regular inspections of units, doors, locks, lighting, HVAC systems, and other facility components to ensure proper functioning.
  • Repairs: Address and repair any issues with doors, locks, lighting, plumbing, electrical systems, and HVAC systems promptly and efficiently.
  • Groundskeeping: Maintain the exterior of the facility, including landscaping, snow removal, and general cleanliness.
  • Cleaning: Ensure storage units and common areas are clean and free of debris. Prepare units for new customers by cleaning and making minor repairs as needed.
  • Safety: Identify and correct potential safety hazards. Maintain compliance with all safety regulations and company policies.
  • Customer Service: Assist customers with access issues, maintenance requests, and general inquiries in a professional and courteous manner.
  • Inventory Management: Keep track of maintenance supplies and equipment, and report needs for additional supplies to the Facility Manager.
  • Preventive Maintenance: Implement preventive maintenance programs for equipment and systems to minimize downtime and extend the life of assets.
  • Emergency Response: Be available for emergency maintenance requests outside of regular business hours as needed.

Qualifications:

  • High school diploma or equivalent.
  • Proven experience in building maintenance, preferably in a self-storage or similar environment.
  • Basic knowledge of plumbing, electrical, HVAC, and carpentry.
  • Ability to operate maintenance tools and equipment safely and effectively.
  • Strong problem-solving skills and attention to detail.
  • Good communication and customer service skills.
  • Ability to work independently and as part of a team.
  • Physical ability to perform manual labor, including lifting to 50 pounds, climbing ladders, and working in various weather conditions.

Working Conditions:

  • Full-time position with occasional after-hours work required.
  • Work may involve both indoor and outdoor tasks in various weather conditions.
  • Safety equipment and training will be provided.
