POSITION SUMMARY:
The Maintenance Technician is a valuable member of the operations team. The position is responsible for performing maintenance duties in managed luxury vacation rental homes. Knowledge of general home maintenance, repair, remodel, and troubleshooting is necessary to succeed in this position. The Maintenance Technician will also provide support on guest service calls.
RESPONSIBILITIES:
- Cabins primarily located in Wears Valley. No commuting to Gatlinburg
- Gas stipend available
- Troubleshoot and complete maintenance work orders as assigned consistently and efficiently with a sense of urgency. These work orders can include (issues with appliances, televisions, broken items, plumbing, etc)
- Appliance repair can include washers, dryers, refrigerators, microwaves and any other items in home.
- Assess maintenance/repair concerns to determine if work can be done in house or will need an outside contractor
- Provide labor for miscellaneous items for property manager to include running errands, purchasing items, etc
- Assist in remodel efforts to include hanging televisions, hanging pictures, painting, and other general labor. May also oversee minor remodel related tasks.
- Provide preventative maintenance property checks on a regular cadence.
- Post-departure and pre-arrival property inspections as needed.
- Assess the grounds and notify management of landscaping needs
- Documentation of time worked and tasks completed for billable and non-billable time.
- Weekly Reporting: Will send an electronic invoice for all reimbursable parts & materials (ex. appliance parts, tv mounts, etc)
- Will submit a weekly status report containing the following information about each service call, repair, or project: Date, Unit, Description, Cost of Materials, & # of hours spent. The objective of the weekly status report is to help us defray some of the maintenance costs by identifying charges that should be passed on to the property owner.
QUALIFICATIONS:
- Previous experience as a maintenance technician or similar role in vacation rentals, hospitality, or property management industry
- Reliable phone access for task management applications (receive tasks and notifications)
- Basic plumbing, electrical, and carpentry experience preferred.
- Working knowledge of A/V equipment, home appliances, fireplaces, and HVAC
- Experience with landscaping, and knowledge of hot tubs/spas/pools is a plus.
- Great verbal, written, and interpersonal communication skills. Must be able to interact professionally with guests.
- Flexibility to work non-traditional hours and includes weekends.
- Must be available/on-call for occasional emergency guest service requests after hours.
- Must have a valid driver’s license and reliable transportation to travel between different properties.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
- Frequently required to stand and walk, climb, balance, bend, stoop, kneel or crawl.
- Exposure to outside weather conditions, and icy and slippery surfaces.
- Must regularly lift and/or move up to 20 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.
