Description

The Acquisition/Relocation Agent is responsible for working directly with landowners, businesses, and other viable entities to acquire rights to easement for assigned projects as well as independently reviewing eligibility and determination of URA benefits for impacted businesses, homeowners, and tenants to assist with the relocation of displacees.

Responsibilities & Essential Job Functions

The Acquisition/Relocation Agent will be responsible for the following Tasks:

  • Acquire rights in real property full & partial takings, permanent easements, and long-term leases.
  • Identify potential sites and establish contact with landowners.
  • Attend preliminary planning & design public meetings to provide acquisition feedback and direction and represent clients.
  • Study, evaluate, and explain project plan and profile drawings and property plats.
  • Prepare requests for title abstracts to determine the parties of interest.
  • Request, review, and evaluate property appraisals or comparable sales reports.
  • Negotiate property leases and purchases with property owners Analyze governing body zoning and building codes and complete permit applications.
  • Review signed agreements prepared for client approval.
  • Prepare status reports on a timely basis.
  • Support the preparation of relocation plan development.
  • Prepares and presents relocation notices and correspondence with those displaced.
  • Assist those displaced in locating suitable housing in the community.
  • Assist those displaced in locating community resources.
  • Assist those displaced in completing relocation claim forms.
  • Coordinates meeting(s) and DSS inspections of replacement properties.
  • Stay current on applicable HUD’s relocation policies and procedures.
  • Performs outreach to appropriate agencies and other stakeholders regarding relocation services.
  • Any other task as assigned.

Qualifications & Education Requirements

  • Bachelor's degree in social work, Human Services, Real Estate, or equivalent on-the-job experience required.
  • 3-5 years’ experience in administrating Uniform Relocation Assistance (URA) benefits; eligible project participants required.
  • (Recognized State) Notary Public
  • Strong knowledge of real estate law and property transactions.
  • Excellent analytical and research skills.
  • Ability to work independently and prioritize tasks effectively.
  • Strong attention to detail and accuracy.
  • Excellent communication and interpersonal skills.
  • Proficiency in Microsoft Office and other relevant software applications.
