Position Overview:

This individual will be responsible for floating between all properties in the Akron/Canton Area Portfolio to assist the community most in need at any given time. The Area Leasing Specialist acts as an initial ambassador between the public, the residents of the apartment community, and the community management team. This individual is responsible for providing exceptional service to the community’s residents and internal team members. They must provide the communities they serve with value and quality by assessing the needs of clients they are assisting and providing a solution that not only coincides with the goals of the community but is beneficial for all concerned parties. This position will also be heavy administratively. The position requires flexibility in daily job duties, assignments, and work locations.

Essential Duties and Responsibilities:

  • Completes lease form or agreement and collects rental deposit.
  • Responsible for ensuring the “model” apartment and available vacant apartments are ready for touring.
  • Ensures work area, office, and community amenity spaces are clean and orderly and displays awareness of the “curb appeal” standards for the property.
  • Responds to all inquiries and requests in a timely and professional manner.
  • Maintains a thorough knowledge of lease terms, specifications and all community policies.
  • Knowledgeable of required telephone and sales techniques.
  • Possesses and maintains thorough knowledge of fair housing guidelines.
  • Continually gathers information on local competition with the assigned community(ies) immediate area; communicates information to management and others as needed.
  • Fully informed of current rental rates, sizes, locations and all amenities of property.
  • Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
  • Responsible for “shopping” competitive properties.
  • Develop full knowledge of application information required, screening processes and policies regarding rentals.
  • Understands and communicates information regarding available units, services, and community policies and procedures to new and existing clients.
  • Provides timely and accurate reports as required
  • Attends and participates in team strategic leasing meetings.

Qualifications:

  • High school diploma or general education degree (GED)
  • One to three years related experience and/or training
  • Must be a self-starter and proactive.
  • Must be willing to travel to multiple sites
  • Demonstrated ability to make successful presentation to individuals and/or groups at all levels of an organization.
  • Commitment to excellence and high standards.
  • Excellent problem resolution and consultative sales skills.
  • Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm.
