The Maintenance Superintendent is responsible for overseeing and training maintenance staff, ensuring all work is performed safely and efficiently. This role involves managing the hiring and termination of employees, creating work schedules, conducting safety meetings, and regularly inspecting property grounds and facilities. The Superintendent will also handle maintenance and repairs in apartments, manage contractor scheduling, and maintain compliance with safety regulations.

Job Details for Maintenance Superintendent:

  • Schedule: Monday-Friday, 8 AM-5 PM (Overtime required as needed during move-ins/move-outs)
  • Salary: $70K - $87K
  • Direct Hire: Full Benefits
Job Responsibilities for Maintenance Superintendent:
  • Oversee and train maintenance staff, ensuring all work is performed safely and efficiently.
  • Handle the hiring and termination of employees in line with company policy, under the Property Manager's guidance.
  • Counsel and document performance improvements for maintenance employees.
  • Create work schedules and assign routine maintenance tasks, ensuring emergency coverage at all times.
  • Conduct monthly safety meetings and maintain compliance with OSHA regulations in the workplace.
  • Regularly inspect property grounds and facilities for cleanliness, safety hazards, and preventative maintenance needs.
  • Complete maintenance and repairs in apartments within 24 hours, preparing vacant units for occupancy as per guidelines.
  • Manage contractor scheduling for maintenance work, securing bids and approvals as necessary.
  • Maintain accurate records for all O&M programs and ensure compliance with regulations regarding hazardous materials.
Maintenance Superintendent Requirements:
  • High school diploma or general education degree (GED).
  • 6 months to 1 year of related experience.
  • Current Driver's License.
  • CFC Certification.
  • CPO Certification.
  • Plumbing, carpentry, and electrical skills.
  • Knowledge of OSHA regulations and SDS standards.
