Job Description Overview: The Project Manager (PM) is an integral team member directly responsible for client service, project success, and new/repeat business delivery. The PM will call on, respond to, and provide superior construction services to building owners, tenants, property managers, architects, real estate brokers, construction managers, and other partners in the commercial real estate community. The PM is expected to collaborate with other team members to streamline business processes, improve project efficiency, and foster an enjoyable work environment. The PM is responsible for promoting company core values : Client Focused Service Integrity Safety Community Involvement Balance Have Fun Project Specific Roles and Responsibilities: The PM will take ownership of and directly implement the following: Customer service and satisfaction Review Requests For Proposals and define the project requirements Estimating: Conceptual budgeting and contract estimating Drawing and project document review Determine project schedule duration and sequencing Determine scope and complete quantity take off for contractor self-performed work Define subcontractor and material scope requirements Evaluate and qualify subcontractor and supplier quotes Identify potential project challenges and provide options for proposed solutions Creative value engineering Change request tracking and estimating Effectively communicate the HST proposal package to the client Pre-Construction services Project Communications: Take a lead role in identifying appropriate project team members and establishing open/efficient lines of communication Maintain open dialog with the Site Superintendent Weekly project meeting minutes Requests for Information Submittal Log Change Request Tracking Log Project schedule updates Prepare and present payment applications/invoices to client Communicate schedule requirements with subcontractors to ensure timely deliveries and proper staffing Implement project close out and Punchlist plan; efficiently manage and complete the close out plan LEED process and documentation Contract Terms and Project Financial Management: Understand and properly implement the Owner Contract terms Ensure the project team exceeds client expectations with regard to Contract required deliverables Collaborate with the Site Superintendent to ensure project budgets are adequately managed to meet or better estimates Monitor project costs via monthly job projection reports Update project budgets with information from the Change Request Tracking Log Manage and negotiate Subcontracting and Material Procurement processes Essential Skills, Characteristics and Capabilities: 3 years experience successfully estimating and managing commercial tenant improvement projects Excellent communication skills, both verbal and written Detail oriented Proactive self starter Efficient multi-tasker Able to effectively prioritize against deadline constraints Independent worker Creative, solutions oriented, problem solver Effective leadership skills and willingness to coach others Must be proficient in MS Word, MS Excel, MS Outlook and MS Project Generous compensation is based on individual skill and experience level and will be determined upon a job offer being extended.
