We are looking for a Land Acquisition and Development Specialist to lead our initial projects in this new market. This role is crucial to establishing Urbania’s presence in Houston, driving the identification, acquisition, and development of prime real estate. The ideal candidate will have extensive expertise in land acquisition, entitlement processes, and project conceptualization, playing a key role in launching Urbania’s operations in the U.S.


Key Responsibilities:

  • Market Entry Strategy: Lead Urbania’s entry into the Houston real estate market. Conduct comprehensive market research to identify key opportunities for land acquisition and development that align with Urbania’s strategic goals.
  • Land Identification and Acquisition: Identify and assess potential land acquisitions in Houston, focusing on urban and commercial opportunities. Ensure that selected sites meet zoning, land use, and development criteria suitable for Urbania’s project portfolio.
  • Establish Local Operations: As the first hire in Houston, you will be responsible for establishing the initial presence, including building relationships with local stakeholders, navigating local regulatory environments, and setting up operational processes.
  • Due Diligence and Feasibility Studies: Lead due diligence efforts, including environmental assessments, feasibility studies, and financial analysis to assess the viability of land acquisitions in the Houston area.
  • Negotiation and Transaction Management: Negotiate land deals with owners, brokers, and other stakeholders. Oversee the transaction process from start to finish, ensuring favorable terms and timely closings.
  • Permitting and Entitlements: Manage the entitlement process, including zoning approvals, permits, and land use changes. Build strong relationships with local government officials to navigate the regulatory landscape effectively.
  • Project Conceptualization: Collaborate with architects, planners, and internal teams to conceptualize and design projects that align with Urbania’s brand values and market positioning. Ensure the highest and best use of the acquired land.
  • Stakeholder Engagement: Serve as Urbania’s representative in Houston, building and maintaining relationships with local authorities, community groups, and investors. Lead public engagement efforts to secure approvals and foster positive community relations.
  • Financial Planning and Budgeting: Work closely with finance teams to develop proformas and manage budgets. Ensure land acquisition and development costs align with Urbania’s financial goals. Secure financing through strategic negotiations with lenders and investors.
  • Risk Management: Identify and mitigate risks related to land acquisition and development. Ensure compliance with all local, state, and federal regulations in Houston.
  • Market Analysis and Trend Monitoring: Continuously monitor real estate market trends, regulatory changes, and emerging opportunities in Houston to inform land acquisition strategies.
  • Leadership and Team Development: As operations grow, you will play a key role in building and mentoring a local team, fostering collaboration across departments to ensure successful project delivery.

Qualifications:

  • Land Acquisition Expertise: Proven experience in identifying and acquiring land for development, with a strong understanding of zoning, land use, and entitlement processes in the U.S., ideally in Texas.
  • Real Estate Development Knowledge: Comprehensive knowledge of real estate development, from site selection and due diligence to project execution, with an understanding of the Houston market.
  • Entrepreneurial Mindset: Ability to take ownership of Urbania’s market entry in Houston, with a proactive and strategic approach to establishing local operations.
  • Educational Background: Bachelor’s degree in Real Estate, Urban Planning, Business Administration, or a related field. An advanced degree (MBA, MURP) is highly desirable.
  • Experience: Minimum of 5 years of experience in land acquisition, real estate development, or a related field, preferably with experience in the U.S. market.
  • Financial Acumen: Strong financial analysis skills, including experience with proformas and managing project budgets. Familiarity with complex financing structures is a plus.
  • Regulatory Knowledge: In-depth knowledge of land use regulations, zoning laws, and entitlement processes in Texas, particularly in the Houston area.
  • Project Management Skills: Exceptional project management skills with a track record of delivering projects on time and within budget. Proficiency in project management tools and software is required.
  • Communication Skills: Excellent public speaking and presentation skills, with experience leading community meetings and negotiating with public and private stakeholders.
  • Tech Savvy: Proficiency in Microsoft Word, Excel, and project management software. Experience with MS Project and PowerPoint is preferred.
  • Proactive and Strategic: A forward-thinking leader with strong problem-solving abilities, capable of managing multiple projects simultaneously in a dynamic environment.
