Our Facilities Manager maintains and oversees Pajarito’s grounds, building, and infrastructure to ensure that the workspace is safe and functional. Duties include negotiating contracts with service providers, inspecting facilities to meet safety regulations, and coordinating renovations and updates. You will be responsible for preserving the good operating condition of well-maintained infrastructure and ensuring that the facility is safe and well-functioning. The ideal candidate will be well-organized and able to optimize the use of space and equipment while reducing operating costs.


Responsibilities:

  • Oversee the functioning and maintenance of building systems including mechanical, electrical, and fire/life safety
  • Manage Facilities/Maintenance associates, monitoring work and ensuring the safe use of Facilities equipment
  • Establish practices and protocols to achieve an efficient Facilities
  • Set Facilities/Maintenance and team goals in collaboration with executive management and other team leads
  • Review and prepare workflows, staffing requirements, space allocations, equipment layouts, and action plans that meet company standards for productivity, quality, and customer service
  • Consult and advise staff and management on requirements for HVAC equipment and systems, vertical transportation, roofs, Fire/Life Safety, electrical distribution, logistics, security, and other building systems
  • Participate in long-term planning
  • Maintain Contracts database. Audit contracts and ensure compliance
  • Maintain a safe and healthy work environment by establishing and enforcing standards and procedures and by complying with legal regulations
  • Develop, implement, and monitor standard operating procedures (SOPs)
  • Gather and analyze information, prioritize projects, prepare facilities reports, and evaluate current and proposed services
  • Establish and maintain a custodial preventive maintenance program
  • Evaluate the asset and facilities condition of plant utilities and infrastructure to develop strategic, facilities, and capital plans
  • Manage the electronic ID Badge (Proximity Card Access) system for all facilities, including issuance of new cards, modifications to individual access levels (permissions), retirement of access cards that have been lost or stolen, and retrieval of access cards from individuals who are no longer with the organization
  • Train and provide team leadership skills while supervising staff
  • Supervise daily custodial and operations services
  • Make independent Facilities operations decisions based on department policies and procedures and within the scope of the position
  • Assess and recommend changes to maintain compliance with federal and state requirements and Institute policies
  • Inspect equipment, tools, and machinery regularly, and oversee general maintenance when necessary; establish preventative maintenance schedules
  • Perform routine maintenance on facilities and making repairs as needed
  • Schedule routine inspections and emergency repairs with outside vendors
  • Ensure proper security measures for the workplace, including collaborating with security system vendors or a team of security professionals
  • Maintain day-to-day operations of facilities, such as delegating or completing maintenance orders
  • Prepare facilities for changing weather conditions
  • Manage an emergency preparedness program with an emergency team; respond to emergency calls during non-working hours
  • Oversee construction, laboratory expansion, and office build out projects
