Job Description


Bid Process: Project Managers maintain ownership of a project from proposal through closeout.


The PM is a clear, effective communicator who understands an RFPs scope, timing and special requirements and effectively requests and receives detailed, comparable bids that are always on time. The PM takes a proactive and detailed approach to their call-out for bids from all the trades and follows up to ensure we have an array of responses that allow Interstruct to build competitive proposals that win contracts.

The PM builds relationships with vendors and is savvy at expanding the bid list with subs who are known for their exceptional work and client satisfaction. Interstruct’s PMs recognize the value of following up with every vendor who submits a bid to thank and update them on the status of the proposal. The PM understands the value of nurturing these relationships to promote good will for the next round of bids.


The key components of a successful PM are as follows:

 

  • Business Development (the ability to secure future work from new sources as well as to maintain existing clientele for repeat business).
  • Preconstruction including bidding, schedules, job set up, and securing permits
  • Project Management including monitoring field progress through direct interaction with superintendent and updating the client on progress. Managing the submittal and RFI process. Managing change orders and invoicing. Managing job costing and budgets.
  • Project Closeout including warranty information, lien waivers, permitting department paperwork, etc

 

The key qualities of a successful PM are as follows:

 

  • Be endearing to all. Relationships matter whether they be with other staff members, clients, subcontractors, building departments, building engineers, etc. If people like you, they will want to continue working with you.
  • Be detail oriented and proactive. Understand your project and your client’s needs. Identify and effectively communicate and resolve issues before they become major challenges.
  • Look and act professional at all times and through all mediums (email, phone calls, in-person meetings, etc.). Set yourself apart from other contractors.
  • Understand the urgency of our business. Be creative and find a way to get over every hurdle.
  • Learn to negotiate and be profitable. Always look for all parties to win in all scenarios.


Education/Experience

Associate or Bachelor’s Degree in Business Administration or Construction Management, or 5+ years of experience in construction management in lieu of degree.


Specific Knowledge, Skills, License, Certifications Etc.

·      Experience in construction project administration required.

·      Understanding cost and schedule development and controls.

·      Solid analytical ability with excellent written and verbal communication skills required.

·      Strong skills in Microsoft Office, especially MS Excel, as well as MS Project or other scheduling software is required.

Submissions

Project Manager is a full-time, salaried position that is based out of our Orlando headquarters at 814 W. Church Street. Benefits include medical insurance, 401K contributions, PTO for vacation and sick days, and a gas allowance.
