Position: Director of Land Development

Reports To: VP of Development/Executive Team

Type: Full-Time


Overview:

We are seeking an experienced Director of Land Development to lead our land development projects for single-family and townhome communities. The ideal candidate will have a strong background in residential land development, with expertise in managing all phases from land acquisition to project completion.


Key Responsibilities:


  • Land Acquisition & Engineering:
  • Identify and assess land opportunities, conduct feasibility studies, and negotiate purchases.
  • Oversee final engineering of subdivisions, resolving utility, grading, and stormwater issues.
  • Secure government approvals, including final plat approvals.
  • Project & Contractor Management:
  • Develop and distribute bid documents, solicit bids, and analyze submissions.
  • Manage contractor selection, pre-construction meetings, and project schedules.
  • Monitor construction progress, address issues, and ensure timely project completion.
  • Budget & Compliance:
  • Oversee project budgets, review and approve pay applications, and control costs.
  • Ensure infrastructure meets regulatory requirements and manage turnover to homebuilding.
  • Manage the NPDES program and warranty compliance for completed projects.
  • Leadership:
  • Lead and mentor the Land Development team, fostering a collaborative and high-performance environment.


Qualifications:


  • Bachelor’s Degree in Civil Engineering or related field.
  • Minimum of 5 years of experience in land development.
  • Strong knowledge of zoning, entitlements, and project management.
