Job Summary:


We are seeking a highly skilled and results-oriented Director of Land Development to oversee the planning, coordination, and execution of all land development activities for a production homebuilder based in Atlanta, GA. The Director of Land Development will manage multiple residential development projects, ensuring they are delivered on time, within budget, and meet the company's quality and safety standards. This role requires strong leadership, excellent project management skills, and extensive knowledge of land development processes, including site preparation, infrastructure, and utility installation.



Key Responsibilities:


  • Project Management:
  • Lead and oversee all land development projects from inception through completion, including site preparation, grading, utility installation, road construction, and landscaping.
  • Coordinate with internal teams and external contractors to ensure the timely delivery of developed lots for home construction.
  • Budgeting & Cost Control:
  • Develop, manage, and monitor project budgets to ensure land development activities are completed within financial targets.
  • Review bids, approve contracts, and negotiate with contractors and vendors to secure cost-effective solutions without compromising quality.
  • Track project expenses and work with finance teams to maintain accurate cost projections.
  • Scheduling & Coordination:
  • Create and maintain detailed project schedules, ensuring that all milestones are met, and proactively manage any delays or changes in the project timeline.
  • Collaborate with the construction and sales teams to align land development efforts with overall company goals and production timelines.
  • Permitting & Regulatory Compliance:
  • Work with local government agencies to obtain necessary permits, zoning approvals, and entitlements for land development.
  • Ensure all land development activities comply with federal, state, and local regulations, including environmental and safety standards.
  • Quality Control & Site Inspections:
  • Conduct regular site inspections to ensure all work is completed according to design specifications, quality standards, and regulatory requirements.
  • Oversee the implementation of erosion control measures, stormwater management, and other environmental protection practices.
  • Contractor & Vendor Management:
  • Manage relationships with engineers, contractors, utility companies, and other service providers to ensure work is completed on time and within scope.
  • Evaluate contractor performance and make adjustments as necessary to ensure project success.
  • Problem Solving & Risk Management:
  • Identify and mitigate risks related to land development, including unforeseen site conditions, weather delays, or contractor performance issues.
  • Quickly resolve issues that arise during the development process to minimize impact on project timelines and costs.
  • Reporting & Communication:
  • Provide regular project status updates and reports to senior management, detailing project progress, budget status, and any potential risks or challenges.
  • Communicate effectively with internal stakeholders (land acquisition, construction, finance, and sales teams) to ensure smooth transitions and project alignment.



Qualifications:


  • Education:
  • Bachelor’s degree in civil engineering, construction management, urban planning, or a related field is preferred.
  • Experience:
  • Minimum of 7-10 years of experience in land development, site construction, or project management, with at least 5 years in a leadership role.
  • Proven track record of managing large-scale residential development projects for a production homebuilder.
  • Skills:
  • In-depth knowledge of land development processes, including site grading, utility installation, road construction, and stormwater management.
  • Strong understanding of local Atlanta real estate market, zoning regulations, and permitting processes.
  • Excellent project management and leadership skills, with the ability to oversee multiple projects simultaneously.
  • Proficiency in project management software, budgeting tools, and Microsoft Office (Excel, Word, PowerPoint).
