Role Description:
As a Construction Project Manager, you will be directly involved in securing the success of multiple projects. You will communicate and coordinate with customers, field superintendents, field foremen, rebar detailers, vendors, the fabrication shop, and office support. Your ability to interpret structural, architectural, and civil drawings with an emphasis on reinforcing steel is crucial. You will need to understand the trade to make informed decisions and determine cost implications, ensuring projects meet due dates and priorities.
Responsibilities:
Pre-Construction Phase:
Determine rebar detailer and fabrication shop
Confirm project scope and contract amount with the customer
Obtain all necessary documents for the field and rebar detailer
Print construction plans for the field and rebar detailer
Create necessary RFIs required per the field and/or rebar detailer
Determine rebar start date with the customer and relay this date to the field and rebar detailer
Rent forklifts and onsite storage containers when required
Submit rebar shop drawings
Create safety books as required
Attend pre-construction job site meetings as required
Create and maintain PM folder in shared drive
Construction Phase:
Maintain constant communication with the customer, field, detailer, fab shop, and vendors as required
Schedule rebar delivery dates with the customer, field, and fabrication shop
Detail and order rebar when required
Ensure the online TeamUp schedule is up to date
Order rebar supports and check/review sizes and quantities
Continue to create RFIs and submit shop drawings as required
Follow up on pending RFIs and submittals
Review shop drawings with Foreman for errors before releasing material for fabrication
Track all RFI responses and updated plans, determining cost impacts
Distribute new plans and RFI responses to Foreman, Superintendent, and Detailer
Create change proposals for all cost impacts and pursue change orders from the customer; follow up as required
Track job costs and project budget weekly using job cost and labor reports
Analyze job costs and determine project progress
Approve vendor invoices
Determine monthly billing percentages
Attend job site meetings as required
Attend internal team meetings
Formulate monthly job reports and present to the team, sharing job progress and updates
Post-Construction Phase:
Finalize all change orders and determine the final contract value
