Job Summary

The Community Maintenance Supervisor is responsible for the total on-site maintenance of the assigned Apartment Community under the direct supervision of the Community Manager and Regional Manager. The Supervisor’s goal is to maintain the physical integrity of the community insuring a safe, secure and comfortable living environment for residents, visitors and staff.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • All onsite maintenance and renovation functions.
  • Physical condition of the property including vacant units, common areas and amenities.
  • Complete all work orders, vacant unit turns, renovations and special projects in a timely manner meeting all deadlines.
  • Training and overseeing maintenance and renovation staff.
  • Hands-on participation in daily duties.
  • Preventative maintenance.
  • Assist in budgeting.
  • Assign daily tasks to staff.
  • Maintain 24- hour oncall.
  • Perform duties in compliance with local landlord tenant laws and Fair Housing laws.
  • Use strong leadership abilities to empower and guide the team to success.
  • Upholding all company policies and values.
  • All other related tasks assigned by property manager/regional manager.


QUALIFICATIONS

  • Proven work experience as a Maintenance Supervisor - 2+ years.
  • Knowledge of all aspects of maintenance repair and service. Must have knowledge of A/C servicing and repair.
  • Working knowledge of industry standards and regulations and all aspects of property management maintenance.
  • HVAC and CPO certification.
  • High School graduate; technical school preferred but not required
  • Strong written, verbal and presentation skills; effective communicator.
  • Ability to read/write in English and to understand directives both orally and in writing.
  • Detail oriented and ability to multi-task is required.
  • Be committed to the success of each associate as a member of the team.
  • Must have reliable transportation and valid drivers license in states requiring license to operate golf carts.
