As part of their growth business strategy and reporting to the President of the company, the Director of Expansion AMERICAS will face the challenge of increasing the business by creating and implementing the strategy for management and rental contracts. This role is based in Miami (FL) Your challenges:

Strategy You define and secure that all strategy, negotiations and contract execution is in line with company, legal and ethical standards. You set long- and short-term goals for the department in order to reach the company and regional objectives.

You lead the real estate acquisition and development process, from sourcing opportunities to disposition. You evaluate opportunities for acquisition and development. You conduct strategic asset analysis, including thorough market research and financial evaluations, to identify potential investment opportunities.

You have the ownership of the financially and commercially healthy portfolio and new project. Profitability, sales and investments You oversee due diligence activities.

You structure deals and obtain capital and financing. Negotiate purchase agreements, leases, and other legal documents. You maintain relationships with brokers, property owners, and industry professionals to source deals.

You understand the involvement of all other stakeholders and secure their input in the project time plan. You have a good understanding of renting, leasing, legal, construction and facilities, as well as the real estate market Customer focus & behavior

Have the customer in focus in the expansion strategy and secure customer focus in your regional team. You take customer behavior in all channels into consideration in the expansion plan.

Region market trends and analysis You have responsibility for the regional profitability and the occupancy cost level of the regional portfolio and take the relevant actions to secure the financial health of the portfolio long term.

You follow up on all new projects sales and cost and draw learnings for future projects and budgeting. You distribute the investment frame in the market to secure brand and good ROI. Stay up to date about industry trends and changes.

Collaboration and stakeholder management Ensure cross functional collaboration with functions outside Expansion, such as Finance & Legal Secure high professionalism of teams in your markets by giving clear feedback on

development areas, providing ideas and promoting cross-department and cross-brand collaboration. Travel to your markets to learn and understand potential challenges and opportunities.

+7 years of proven experience as Expansion Manager, where you had the ability to detect new business opportunities such as management and rental contracts. Ability to cultivate and maintain relationships with key industry stakeholders. Sound knowledge of the American market (Norh, Centre, South)

Experience with site analysis, selection process, land acquisitions, entitlements and approval as well as development project management. Strong financial acumen and experience in financial analysis, budgeting, and capital structuring and sourcing. Languages: C1 English, B2 Spanish
