POSITION SUMMARY:

The Office Building Engineer's primary responsibilities will include the inspections of building systems and daily maintenance of our Summerlin office building portfolio. The Office Building Engineer will assist with all property services with outside contractors in completing construction, maintenance and other projects.

ESSENTIAL JOB RESPONSIBILITIES:

  • Utilize advanced skills to diagnose complex issues with building mechanical, electrical and plumbing systems.
  • Perform maintenance/repairs on air conditioning, heating, electrical and plumbing systems, water and sewer lines, roofing, tile, carpet, flooring, doors, windows, gas and electric boilers, chillers, walls and ceilings, security system, tile, other equipment as required.
  • Perform preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  • Maintains Angus Tenant Work Order System.
  • Oversees and inspects the work performed by outside contractors.
  • Respond to AFTER HOURS emergency calls portfolio-wide as part of a scheduled rotating shift.
  • Estimate cost of work for budgetary purposes; obtain materials necessary to complete building maintenance.
  • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
  • Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Maintain fire and life safety standards.
  • Maintain and complies with MSDS manuals.
  • Member of the facility emergency team and safety inspection team.
  • Perform general maintenance and repairs, as assigned.
  • Effectively interact with tenants, customers and co-workers and contractors.
  • Assist Marketing/Business Development and other special events on property.
  • Utilize BMS system for programming and building system adjustments.
  • Other duties as assigned.

KNOWLEDGE, SKILLS & EXPERIENCE:

  • Minimum 3 years' Facility Maintenance or Trade/Field related experience in commercial buildings.
  • Knowledgeable of OSHA and NFPA Standards.
  • Excellent verbal and written communication skills.
  • Work with little supervision.

EDUCATION, CERTIFICATIONS AND LICENSES:

  • High School Diploma Required.
  • Trade School or Apprenticeship Program preferred.
  • HVAC-Refrigerant CFC certificate preferred.
  • Valid Driver's License.

WORK ENVIRONMENT:

  • The employee is occasionally exposed to moving mechanical parts, high precarious places, fumes or airborne particles, toxic chemicals and outside weather conditions.
  • The noise level in the work environment is usually moderate.
  • Willing to work weekends and evenings when needed.

SPECIAL PHYSICAL DEMANDS OR REQUIRMENTS:

  • Climbing, lifting, and walking.
  • Operation of a high-lift, motor vehicles, other related equipment.
  • Use of computer software as it pertains to building automation systems, Microsoft Word, Excel and other related programs.
  • Indoor and outdoor exposure.
  • Willing and able to work in cold and hot weather environment.
  • Must successfully pass a drug test and background check.
