About the Field Manager Role at Mill Creek Residential

The Field Manager at MCRT plays a crucial role in coordinating and overseeing all stages of vertical construction carried out by subcontractors and vendors across various projects in the Division. Reporting to the Area Construction Manager, this position collaborates closely with the Construction Manager(s) and other team members to ensure projects are completed safely and efficiently, delivering top-notch results.

Essential Functions/Responsibilities

  • Supervising, scheduling, and directing the efforts of vertical construction subcontractors and vendors.
  • Cultivating and maintaining strong relationships with project building officials and inspectors, responsible for coordinating all necessary inspections and tests.
  • Identifying and advising the Area Manager on potential project risks, including safety concerns, supplier issues, site conditions, scheduling conflicts, and document discrepancies.
  • Reviewing all progress payment requests from subcontractors and vendors before final billing processing.
  • Issuing notices to underperforming subcontractors, and when required, recommending replacements.
  • Compiling punch lists and ensuring all associated tasks are completed before inspections and product acceptance.
  • Inspecting subcontractors' work to ensure compliance with contractual obligations and company quality standards.
  • Developing, managing, and updating project schedules, distributing updates to subcontractors and vendors, and ensuring tasks are completed as planned.
  • Participating in safety and subcontractor meetings, maintaining accurate meeting records.
  • Overseeing the timely procurement, delivery, and storage of necessary materials for project construction.
  • Monitoring subcontractor adherence to project safety policies and protocols, ensuring a secure work environment.
  • Managing the community SWPPP program, including reporting and inspections.
  • Identifying errors and inconsistencies in plans and offering recommendations for resolution.
  • Verifying that tasks not outsourced are completed through alternate means.
  • Maintaining organized documentation and records within the company's filing system.
  • Collaborating with third-party consultants and inspectors provided by the company, scheduling inspections and addressing exceptions or punch list items noted by these parties.
  • Attending company-provided training sessions on safety, diversity, and harassment prevention.
  • Adhering to all company and industry standards, safety regulations, and legal requirements.
  • Ensuring up-to-date MSDS specs are filed and accessible.
  • Regularly updating the BuildPro scheduling software.
  • Successfully delivering projects on schedule and within budget.
  • Performing any other duties as assigned.

Education and/or Experience

  • Preferably a Bachelor's Degree in Construction Management, Engineering, Architecture, or equivalent.
  • At least 2 years of experience in high-volume single-family construction is advantageous.

Skills/Specialized Knowledge

  • Proficiency in utilizing a personal computer with knowledge of Word and Excel; experience with BuildPro scheduling software is a plus.
  • Effective written and verbal communication skills in English.
  • Adeptness in using general office equipment like telephone, fax machine, printer, scanner, and copier.
  • Understanding of construction processes, building codes, rough trade work, and construction procedures.
  • Familiarity with federal, state, and local regulations related to Handicap, Fair Housing, ANSI, Waterproofing, Environmental/AQI, and Acoustics.
  • Outstanding customer service and interpersonal abilities, with a knack for relationship-building.
