Title Attorney

I am seeking a Title Attorney in the Baltimore-Metro area who would be responsible for performing title abstracts and examinations to identify all title interest-holders and resolve title encumbrances and issues. This role is temp ongoing and follows a hybrid schedule and is hiring quickly Don't wait to apply.


We would also consider a highly qualified paralegal with a similar work background.


Essential Functions

  • Create title abstracts, conduct title examinations, and provide legal advice on real property title issues to attorneys and real estate staff.
  • Draft and review legal documents related to real property transactions, including contracts, deeds, leases, rights of entry, and releases.
  • Examine legal instruments and opinions prepared by other attorneys and advise on the legal requirements related to titles.
  • Search and examine land records and write opinions on titles.
  • Prepare cases for filing and litigation as needed.


Qualifications

Education and Experience Requirements

  • Juris Doctor (JD) degree from an accredited college or university.
  • MD-barred in good standing.

Knowledge, Skills, and Abilities

  • Proficient in real estate laws, practices, and procedures.
  • Familiar with laws and regulations governing tax sale foreclosures and condemnation proceedings as they pertain to title conveyance.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint), with intermediate skills in Word and Outlook.
  • Ability to search, underwrite, and report titles for city properties.
  • Skilled in researching and negotiating title insurance binders with title companies.
  • Capable of researching judgments, tax liens, probate, and estate records.
  • Able to evaluate real estate appraisal data and review title abstracts and reports.
  • Proficient in conducting internet searches.
  • Strong ability to establish and maintain effective working relationships with government representatives, property owners, and the public.
  • Demonstrates sound judgment and discretion in applying and interpreting departmental policies, laws, rules, regulations, and procedures.
  • Maintains confidentiality of sensitive information.
  • Effective communication skills with colleagues, staff from other agencies, and the general public.
